THE SPACE
This three bedroom homestead, nestled on the hillside and surrounded by pasturelands with grazing horses and cattle, sets the perfect scene for a true mountain getaway at this working cattle ranch! This unique log home, built in the 1940's, features exposed logs and brick, hardwood and stone flooring and incredible views of the White River National Forest.

The spacious great room, furnished with South American antiques, is perfect for cozy evenings spent together playing games, watching movies or relaxing. The dining room is bright with oversized windows overlooking the beautiful mountainside and spacious outdoor patio. During warmer months, evenings spent dining outdoors, making s'mores in the fireplace and enjoying the amazing views and mountain breezes are a must!

The comfortable master bedroom has a king bed and beautiful mountain views. The guest bedrooms are both furnished with two twin beds, one with an en suite bathroom. The kitchen is well equipped with everything you need to prepare a meal.

We HIGHLY recommend you purchase trip cancellation insurance to help protect your vacation since NO REFUNDS if cancelled less than 14 days of arrival; inclusive of illness,  flight delays, cancelled flights, storms, road conditions or road closures. This home does NOT have air conditioning although there are fans for your comfort. This home stays fairly cool in the summer due to the higher elevation.

DURING WINTER MONTHS, A 4 WHEEL OR ALL WHEEL DRIVE VEHICLE IS REQUIRED DUE TO SNOWY, ICY AND UNPAVED ROADS.

Due to the location of the cabin a high speed WiFi connection is not available and there is only cell phone service through the wifi connection. There is also a landline phone for your use for local calls.

All indoor fireplaces are currently not functional.

On site fly fishing available on a private stretch of the Gold Medal waters of the Frying Pan River. Please use ONLY barbless hooks and artificial lures. All trout other than brown trout, must be released immediately. Possession of 2 brown trout, max 14” allowed. Violation of fishing rules will result in loss of fishing access for remainder of stay.

Fishing privileges in private ponds and use of canoe for an additional fee. Please inquire for details.

Included in the price of your rental is an Administrative Fee for $59. This is required protection insurance provided by Waivo for up to $2500 in accidental damage. The full agreement and list of coverage details can be found in the Additional Rules section on the checkout page.

Very nice stay
This is a very interesting property, beautiful inside and out, and fun to stay in. It was very comfortable for our family of 5. Very clean, the kitchen had everything we needed, and communication with the management/owner was excellent. We did not have any requests or questions, as everything was well set up for a relaxing stay. The views were amazing from every room.

Charming place...BUT
This is a charming homestead with beautiful views. Check-in was good. When we arrived we immediately saw the mouse traps throughout the home with 4 dead mice trapped. Not quite the welcome you want when going to a vacation home. We then noticed all the mouse poop across the kitchen table and floors. This place has a serious mouse problem and I would suggest looking into Live Trap boxes that you place around the home. It traps multiple mice, they die from panic, and you empty them weekly. We contacted the Rental company and they asked if we could dispose of them in the garbage outside. So my husband did and the garbage outside was full. It was obvious nobody had stayed here for a while and nobody had checked/cleaned before our arrival. I then went on the hunt to find a vacuum to clean up the mouse poop. At this point for $400+ a night, this was not looking good. The beds and bathrooms were clean. We were able to keep the home cool with the box fans provided. We had a mishap with the BBQ grill where the propane hose burned up from a leak and could not use it. We hiked down to the frying pan river. It was unclear in the description how far the hike was. It is downhill and across the main road then it turns into grass as tall as my hips with no clear path where to go. From my understanding, we could fish on down the road, but it was unclear where. My husband & son did Fish the Private Pond the last night and that was the best part of the whole vacation.

A most excellent father-sons retreat.
The location was beautiful and the house had ample room to spread out enabling everyone to relax (in peace if they wished) while affording several places to come together and play games, chat, etc. Lots of windows and light made it a joy for the few days we were there. We’ll definitely get mom and the girls out there before too long to experience the home, the ranch and the Fryingpan River and valley. Lynn was awesome. She stopped over one evening to see how we were doing and answered some questions we had about the history of the ranch, and the railroad that used to exit in the valley. Lynn, the boys thought the place was awesome- we all did!

Ideal location up Frying Pan Rd. If you’re in need of some R&R, this is a good spot. Inside and outside was a little buggy but it’s is an old cabin on a ranch so expected it. Can’t beat the fishing.

Awesome place!! Need to have more toilet paper and paper towels. Not enough for four people and for a week stay. Mice were in the kitchen and the bees outside the kitchen door are heavy in numbers. One of our guest could have become very ill if stung.

A memorable week at a beautiful getaway
We had a wonderful time in Basalt! The Gregg House was an amazing place to unplug and getaway for a week. We knew beforehand that cell service was a no go and there was enough internet to stay in touch. Not a problem at all. It gave our family a chance to unwind for a week of fly fishing (24” Cutbow at around 10 lbs was the best catch of the week), reading, hiking, and amazing star gazing in a nearly dark sky. We did experience what seemed to be a 100-year rain storm with the owners and their ranch team! It was a memorable battle against the elements and we helped redirect water on their property— it was a real ranch-life feel if only for a short while. Wonderful people and vacation property! We will definitely return and look forward to making more memories! Thanks to the owners for making us feel welcome!

My father and I stayed at Greggs House over the 4th of July weekend. We are originally from West Texas and are used to being in the country (which i really don't think this counts as because a whole foods is 20 minutes away). A day into our stay we encountered a dead bat that was stuck to a bug strip hanging from the ceiling behind the curtains (we found that they hid several bug strips in the living room as well as mouse traps). Additionally, there were hundreds of bugs stuck to these bug strips indicating real insulation issues. The manager came and removed the bat on day two after we found it. The view is picturesque but the lack of cleanliness clouded that. The house is in a good location if you want to fish the frying pan (they say the water in front of the house is fishable but its not very accessible and my dad is elderly so didn't work). By staying here you are sacrificing cleanliness and peace of mind. In what I view as the country (West Texas) we do not have bugs living in the house or Bats and working internet (which Greggs House lacks).
