A very nice hotel, with a very convenient location being a short walk into the centre of town. For a luxury hotel, a few shortfalls such as the shower dribbled out, no A/C if hot, and parking was busy and quite an added expense at £20 a day. Considering the cost of the room and added extras, this feels unnecessary.
Overall we really liked the The Roseate Villa Bath.
The only ding was the bathroom which needed some work...the heated towel rail was corroded and leaking.
The breakfast was excellent and the close location to town made it so easy to walk over the Pulteney Bridge to the attractions.
Lovely quiet area but very easy walking to great dining and shopping areas. Nice garden for sunny days. Staff very helpful.

A very nice place to stay in Bath but definitely not a 5-star. Light staffed and low on amenities, the service is great and the room is fine, but there is nothing truly “luxury” in sight.
Bed was comfortable enough, but almost too soft and I did notice possible signs of bed bugs. Bath/shower was clean and water pressure was good. Noise insulation wasn’t great - we could hear comings and goings from the bar/breakfast area downstairs.
Overall I think this property needs to stop trying to be a 5-star and to embrace its true identity as a quality 4-star stay in a great area of Bath.
This is a beautiful heritage building that has been recently renovated inside.
The only negative is that they charge £20 a night for parking in their own car park. A 21 room hotel with enough parking for guests.
This was a wonderful place to stay. Large rooms with high ceilings and top quality fittings and soft furnishings. Very comfortable beds with lovely pillows. The bathroom was small but clean and functional.
Breakfast was great (not cheap but well presented and a good variety). Our only small negative comment would be the time taken for service (plate clearing, finding a staff member to ask a question) but once you’d found the staff member the service was fabulous.
It’s also a very convenient location and we walked everywhere from the hotel and did not use the car until we left.
A lovely hotel with very comfortable beds and linens. The Penhaligon toiletries were perfect and one of the reasons we stayed here. A very easy walking distance to the center of old Bath.
I have loved every second I stayed here! The room was clean, the staff friendly (had a great chat with the bar staff) and the surroundings helped make me fall in love with Bath!

Was horrified by the mould in the bathroom and the cleanliness of the bathroom. I have emailed pictures to the hotel in front of the management at the front desk, but have not heard anything back to date.
