The Homestead is perfect for groups of 4-8. and can provide a GREAT value for groups up to 18-20 with many different entertainment, sleeping and eating options. There ARE additional costs for ALL groups over 4. Please take time to understand costs associated with your specific group to avoid surprises after booking. We don't like last minute surprises any more than you do!

Due to a health condition no pets, including service animals, are allowed at this property. Also, no smokers or drug use (including medical marijuana) in the home. Any alcohol consumption must be pre-approved.

We live upstairs and will be as available, or not available, as you want.

The space is AMAZING and the host is super accommodating if you are honest about the # in your group and what you will be using the space for. This will be your BEST travel experience ever if you provide accurate information so we can prepare. However, if you bring extra people without notifying us or hold a party you haven't disclosed with your booking, the property management team WILL know and this will turn into a much more expensive trip than you had planned. Your best bet is to be honest and transparent upfront so things stay in the hands of your overly accommodating host and you avoid change and/or unauthorized people/party fees!

DETAILED DESCRIPTION:

Just off I-15 on the outskirts of Brigham City you will find an upscale home perfect for a family vacation, friend weekend, business travel or a relaxing couples getaway! Whether you are headed to Crystal Hot Springs or pickleball tournaments- have a wedding, family reunion, or funeral- or just need to hang out here for a day or two, The Homestead is perfect for you. We are also surrounded by skiing in the winter and lakes and great hiking spots in the summer!

The Homestead includes the lower level (2500 sq ft) of this gorgeous, upscale home. There is a private entrance for self check-in (11 steps) and outdoor cameras surrounding the home record 24/7 for your security. Inside you will find 2,500 sq ft of living space: a large family living space, 2 bedrooms, kitchen, bathroom, laundry room and a large game room with pool and ping pong tables by day turns into a cousins/kids sleepover party OR 2 separate sleeping areas by night.


SLEEPING ARRANGEMENTS:

There are UP TO 6 separate sleeping areas:
1) Homestead Room (Queen w/ Double trundle)
2) Bunk Room (Double/Twin Bunkbed w/Double trundle futon)
3) Bonus Room (Queen bed, add'l $50/booking)
4) The Family Room (Sofa bed)
5) The Game Room (Slumber Party! - 2 slim twins OR air mattresses/sleeping bags as needed)
6) If you need a 6th sleeping space we have a room divider to split the game room

BEDROOMS:
There are two dedicated bedrooms:

Homestead Room has a queen size bed (firm) and a double trundle futon (soft).

Bunk Room has a double (medium)/twin bunkbed (memory foam topper) and a double size futon trundle (firm).

Bonus Room is not normally part of the B&B, but can be available for an extra $50/booking fee. It has a queen-size Serta posturepedic mattress, vanity for the ladies, no windows, and more 'personal stuff' in it than the other rooms.

FAMILY ROOM:
The family room boasts a beautiful, extra tall ceiling with a 75" smart TV (TONS of viewing options!), karaoke and plenty of room for relaxing or playing games along with a large, comfortable sectional that seats 6+ (3 recliners- not for sleeping), sofa (with sofa bed), sliding rocker and coffee table.

GAME ROOM/SLUMBER PARTY ROOM:
Large game room has pool, ping pong, electronic BB game, and safe velcro bullseye target. You will also find a 65" tv in the game room that you can cast to from your phone or computer.

At night this room can be turned into a cousins/kids slumber party (with sleeping bags) OR 2 separate sleeping spaces by using the room divider to provide privacy and 2 twin frames with mattresses.

EXTRA BEDS: 1 floater futon (ideal for kids!) can be used in any room as needed, 2 queen size air mattresses (one self-inflating) and 9 twin size air mattresses (one self-inflating).

FOR LITTLE ONES (available by request):
A pack and play, 2 baby booster seats, stroller, kiddie step stool, changing pad, night light and white noise machine.


OTHER ROOMS:

KITCHEN/DINING:
The family room flows into the KITCHEN and small DINING room with seating for 4 (and extra stools if needed to fit 8). There are 2 additional tables available that can be set-up in the living area if needed. Each offers additional seating for 6.

The kitchen is fully stocked with a waffle maker, smoothie machine, fondue pot, and cookie cutters. There are also the basics like a microwave, toaster, regular grill and for a little extra fun a crepe grill. We also have a Keurig cocoa/coffee maker- be sure to bring your own pods if you plan to use it.

BATHROOM: There is only ONE BATHROOM.
In addition to essentials (toilet and sink), the bathroom has a separate shower and tub and a very large mirror. Speaking of mirrors, there is a full-length mirror in The Homestead Room, a mirror in the Bunk Room, a full vanity in the Bonus Room, and extra mirrors under the bathroom sink and in the laundry room that can be moved to other rooms as needed.

LAUNDRY ROOM:
Washer and dryer (laundry detergent supplied). You will also find all of the extras-- extra chairs, stools, tables, step stool, etc.

GROUP FEES & PRICING (4+ guests)

→ Additional $15/person per night on all bookings over 4

→ Any group using 5+ beds is required to reserve The Bonus Room

→ Any group of 10+ is required to provide a $250 mostly refundable deposit ($35 will be non-refundable to cover large group insurance).

Following fees also apply to groups of 4+, using 3+ beds or using the game room or living room for sleeping:

→ Add'l $50 cleaning fee for every 5 people

→ $15/person per night (+ tax and service fee) over the 1st 4. VRBO will figure this into the amount charged for the 5th through 16th guest

→ 3 Night minimum stay on basic room cost and the add'l per person fee ($45) per guest. (Can be waived in most circumstances, check with host as soon after booking as possible)

→ Any person in the home during quiet hours (10p - 8a) included as an add'l guest for the entire stay. Any person in the home during a period of time that looks and/or sounds like a party included as an add'l guest the day of the party/celebration

→ $50 change fee (+add'l applicable fees) if size of the group increases within 14 days of arrival. We plan available hosting dates around the # of people/beds already booked. We will accommodate changes in the group size if schedule permits, but it does lead to add'l expenses to ensure enough manpower for proper clean-up between groups

→ $15/hour for time spent working out details and explaining the group fees, due to a lack of reading the listing

→ $500 Unauthorized Visitor Fee (+ applicable per person and group fees) if guests who have not been pre-approved are in the home or on the property at any time during your stay. All applicable ‘guest’ fees will be added in addition for any un-approved guest in the home at any time during quiet hours (10p-8a). If these fees come into play, any group fees waived by the host will be reinstated and due immediately. Fees will be enforced by Property Management Company (zero tolerance policy) and host will no longer have an option to waive fees. These fees are easy to avoid by simply keeping your on-site host informed about any extra guests you plan to invite. Inviting additional people to stay may incur additional fees since it increases the cost of hosting you in addition to wear and tear to the home
PARTY/CELEBRATION:
Small family/friend gatherings, parties and celebrations may be allowed during your stay by request and pre-approval ONLY. However:

→ Must be pre-approved. No alcohol allowed.

→ $250 mostly refundable deposit. Deposit will be refunded after clean-up is completed if rules were followed and no more than normal cleaning is required. $35 will be kept to cover the cost of large group insurance

→ People visiting but not sleeping over on any night during the stay not subject to the 3-day minimum stay; $15/person fee applies for day of party

→ Having more people than arranged in advance and approved incurs a $250 fee

PARKING:
There is plenty of free parking: 2 spaces dedicated to guests, up to 4 spots available as needed, and plenty of street parking during the summer

We have EV charging capability for $9/day

Please let us know details of your group soon after booking so we can work out the actual cost of your booking, block off dates for cleaning as needed and avoid last minute surprises.

NOTES:

→ There are 11 stairs to get into the property

→ There will be a $50 late checkout fee unless late checkout is pre-approved

→ Items from the home are not to be removed from the home for any reason. There will be a $250 charge plus the cost of item if missing

→ We live on the main level and are usually available to help if you have any needs arise.

→ Space is fully furnished. Personal items beyond reasonable travel luggage not permitted. Space is not to be used for temporary storage.

We are close to many parks, and there is plenty to see within a one hour radius of the location from skiing and hiking to Crystal Hot Springs and Willard Bay; pickleball courts, golf and swimming just minutes away.
