The house is located within a few miles of historic downtown Cartersville and is minutes away from I-75 and Lake Point Sporting Complex with easy access to Kennesaw State University, Truist (Braves stadium) Park, and downtown Atlanta.

*This property includes all utilities, internet, lawn care, and pest services. Ideally suited for home sellers caught between properties or homeowners displaced by insurance claims. This property is for short-term rental (in daily increments for as many nights as needed). We welcome extended stays!

This multi-story home has been updated and outfitted specifically to meet guests' needs. The property comfortably accommodates up to ten guests. The spacious master bedroom is located on the main level and features a king-sized bed and an en suite bathroom with a walk-in shower. Three guest bedrooms are located upstairs and share a hallway bathroom. For guests who enjoy privacy, there is an additional bedroom and full bathroom in the fully finished basement. Each bedroom includes fresh bed and bath linens, every bathroom has enough linens for each guest as well as Smart TV´s and blackout shades. The house has a washer and dryer laundry space in the basement. We welcome you to use your personal premium streaming accounts. Free streaming apps are preset on each Smart TV. The two-car garage is available for your use, and additional parking is available on the driveway. You are welcome to enjoy the propane grill, deck, and outdoor furniture! The kitchen has stainless steel appliances and is stocked with kitchenware, cookware, and cooking essentials. We set out a welcome tray with snacks, tea bags, and pods for the Keurig K Cups coffee maker. This is a non-smoking property, not suitable for events. Children and pets are welcome, pet fees apply.

This home is in a wooded neighborhood and there may be seasonal insects. Ladybugs and crickets love our home as much as we hope you do. Pest control is performed before each self-check-in. This may flush out a few bugs and there is always the possibility you may see a dead bug the following morning. This signals our pest control is working! We make every effort to inspect each property after housekeeping to ensure a quality check of the home's landscaping, general maintenance, and sanitation efforts before our next guest's arrival.

A 10% discount is applied on stays beyond 30 nights, and a 5% discount on stays beyond a week.

Our mission is to extend a welcoming space where guests can take away memories. In the spirit of doing so, we not only welcome you, we expect your will to comply with our house rules and acknowledge receipt that these rules have been understood. Adherence to occupancy policies and limits is strictly enforced. If a fireplace is present at the property, it is for decorative purposes only. It is non-functional and strictly prohibited from being used for any reason. These policies are in place for your safety, as well as the protection of the vacation home and the vacation rental industry. Early Check-In & Late Check-Out
Both alterations are based exclusively on availability. We require ample time to meet sanitation standards before each new guest. Please inquire about your date range, as there are no guarantees. There is an additional fee of $20 for every hour before or after standard time for each accommodated request. There is a 15-minute grace period after 10 am check-out, a $25 fee ensues every 15 minutes thereafter. If you need to check-in before our 10 am check-out time, and or need to check-out after our 4 pm check-in time; We require the additional night to be booked to accommodate your request.

Non-Smoking
This home forbids indoor/outdoor, smoking/vaping. Evidence otherwise will incur a $400 housekeeping expense for the additional sanitation time and effort to reinstate the listing.

Damages/Incidentals
You will be responsible for any damage to the rental property caused by you or your party during your stay.

Pets/Animals
Pets are considered and require approval before check-in, please reach out directly to discuss your and your pet's stay. Upon approval, the fee will be charged to your card on file.
29 + Nights = $10 per pet, per night
7-28 Nights = $15 per pet, per night
1-6 Nights = $25 per pet, per night

Mail
Please do not have mail sent to the rental. USPS doesn't deliver to the mailbox and we are not liable for lost mail. In exceptional cases, contact us to discuss temporary arrangements for mail delivery. We'll evaluate requests on a case-by-case basis.

Mid-Stay Clean
Stays beyond 40 nights include the cost of a mid-stay clean. This is a maintenance requirement in an effort to upkeep the listing as marketed. The mid-stay clean includes the replenishment of linens and toiletries. Excludes organizing/cleaning personal belongings. Scheduling is arranged at your convenience, you do not need to present for the clean to be fulfilled.

Extra Guests
Parties are prohibited. External CCTV access view of the entryway and driveway along with sound sensors will be set off should there be a prolonged noise disturbance. A gathering will be considered anyone additional to the number of guests listed on your reservation. There is an additional fee of $25 per extra person, per night for each additional guest beyond the property's bed count.

Please note that we are not responsible for anything that happens while parked.

Grill
The propane grill at the property is available for use during your stay. Please utilize the cleaning brush within the grill, additional grill tools are located in the kitchen. Be mindful of checking for flammable debris. Ensure the knob is left in the off position. Do not leave children unattended while making use of the grill.

Lost Items
We are not liable for any items left behind. Our protocol is to return all articles found to our office. We are glad to arrange retrieval, and or ship found items, incurring all shipping charges onto you, a tracking number will be provided.

Electronic Monitoring Devices / Smart Home
For the safety and convenience of our guests, we employ various smart home and security devices throughout each of our properties. They are categorized generally by their location as either an exterior or interior device. Items such as electronic door locks, exterior security cameras, and video doorbells are used to actively monitor audio/video on the exterior of a property. On the interior of our properties, we actively monitor temperature, humidity, and sound decibel levels. Each property may be equipped with Smart Home devices such as Amazon Echo (Alexa) for the convenience of our guests but these devices do not record or store audio. Amazon Echo devices are equipped with a microphone mute button as well. There are never any cameras or recording devices on the interior of any property. Guests are prohibited from tampering with, removing, or disabling in any way electronic monitoring devices.

Internet
Our internet service provider limits data consumption to 1.2TB a month. Designating a daily 40GB limit. Exceeding the amount based on your stay's date range incurs a $15 fee, per every 40GB beyond your stay's total allotted data usage. No refund shall be given for a number of devices, outages, content, or lack of content or personal preferences with regard to cable/internet/satellite service. Services are provided as a convenience only and are not integral to this agreement. No refund shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to service.

Maintenance & Landscaping
The property's general maintenance & landscaping is handled by independent contractors. Should a work order be fulfilled during your stay, we will provide due notice and do our part to not inconvenience your stay.

Trash
All trash must be bagged, garbage bins are located on the side of the house. Both trash bins are to be rolled to the curb Sunday nights for early Monday morning pick up. Failure to comply incurs a $50 fee. (Fee may vary depending on the amount of trash being hauled away.)

System Failures
In the event, the rental unit sustains a failure of a system, including but not limited to heating or cooling, water, sewer, septic, electrical, gas, plumbing, mechanical, appliances, heat pump, ventilating, pool, hot tub, or other system or structural systems, neither the property owner nor the Management shall be liable to Guest for damages, and no refunds will be given for such failures. However, Management will make an effort to promptly repair or replace the failed system or equipment, and in such event, the Guest agrees to permit Manager or its service provider to have reasonable access to the property to inspect and make such repairs.

Unforeseen occurrences
Management will not assume liability for any loss, damage, or inconvenience caused by but not limited to the following: weather conditions, natural disasters, pests, construction, acts of God, or other reasons beyond its control. There shall be no refunds available as such instances are beyond the control of Management. It is highly recommended that the Guest considers travel and/or rental insurance.

Personal property and injury
(i) Owner Insurance: Guest personal property, including vehicles, is not insured by Owner or, if applicable, HOA, against loss or damage due to fire, theft, vandalism, rain, water, criminal or negligent acts of others, or any other cause. Owner/Management does not insure against personal injury to guest, guests, or licensees due to any reason other than the condition of the Premises. (ii) Guest Insurance: Management recommends that Guests carry or obtain insurance to protect guests and licensees and their personal property from any loss or damage. (iii) Indemnity and Hold Harmless: Guest agrees to indemnify, defend and hold harmless Owner and Management from all claims, disputes, litigation, judgments, costs, and attorney fees resulting from loss, damage, or injury to Guest or licensees or their personal property.

Great for a Baseball Tournament
We had three families stay together for a baseball tournament at Lakepointe. The property was great for that with the right amount of bedrooms and bathrooms. We enjoyed our stay! Pros: *Location...It is only about 15 minutes from the park, 15 minutes from a nice state park beach, and 15 minutes from restaurants and shopping. *The amount of bedrooms (5) and baths (3 1/2) was good for a large group *Responsiveness: While we were there, we had the garage door stop working and an issue with one of the beds. The staff responded positively and quickly to the text that was sent. Cons: *The basement bedroom was very buggy. They seemed to come in at night from the garage. It wasn't a super big deal, but good to know for whoever is staying down there. *The kitchen could use a bit more stocking up. The toaster oven was sketchy and silverware was limited. *The pictures make it appear that there is a flat back yard. The yard has a big slope to it and the house sits on the road- no room for things like cornhole. Again, not a big deal, but the picture was deceiving. *There is not hot tub. We figured there wasn't, but it does state that on the description.

Only 2 coffee cups for 8 coffee drinkers…add small glass in each bathroom, went to vacuum before leaving,but vac was full, provide more garbage bags, lots of tiny wiggly worms, but that maybe Georgia issue….rocking chairs should be wiped off for each rental,kind of uninviting. Spider webs between glass and screens, no hangars in 4/5 closets, rxtra roll of TP in each bathroom. Beautiful home we had wonderful trip but for 600/ night these suggestions are given. Hiuse worked perfectly for reunion group

Great vacation!
This is a family friendly house and was a great location for our post-Covid reunion. There was plenty of room so that everyone had his/her own space and it was very comfortable. We would certainly book this house again.
