Niolos Villas consists of two autonomous villas located on a hill, overlooking the Souda bay and offering beautiful sea views.

Nestled on a hillside near the charming village of Sternes, the villa is just a 2-minute drive from the renowned sandy beaches of Marathi and Loutraki. Its elevated position grants breathtaking views over Souda Bay, offering guests an unforgettable setting for relaxation and enjoyment.

The interior design of our luxury villa is modern and its layout is functional, offering privacy within your group. Villa Niolos I is 180sq.m and can accommodate 7 guests in beds and up to 8 people if necessary.
Ground Floor
Entering the villa on the ground floor, you will find a spacious open-plan living and kitchen area. The living room features a large sofa, a 40" HDTV, a DVD Player, and a PlayStation 3, to enjoy all the fun. The kitchen is fully equipped with modern appliances, making a self-catered holiday seem effortless while the dining table can comfortably seat up to 8 guests.
This area also features a bathroom with a stand-up shower and a storage closet for added convenience.

First Floor
Ascending to the first floor, you will find two bedrooms.
Bedroom 1: This bedroom features a King-size bed (1,80 x 2,00), which can be formed into two twin-size beds, upon request. This bedroom also features a self-controlled A/C, a closet, and an orthopedic mattress, ensuring a restful nights sleep. Step out onto your private balcony to enjoy the panoramic views of the sea and surrounding area.
Bedroom 2: This bedroom features a twin-size bed (0,90 x 2,00). This bedroom also features a self-controlled A/C, a closet, and an orthopedic mattress, ensuring a restful nights sleep. Step out onto your private balcony to enjoy the panoramic views of the sea and surrounding area.
The first floor also features a bathroom that contains a bath with a shower.


Second Floor
The second floor features a spacious attic. This area includes a Queen-size bed (1,60 x 2,00), a closet room, a kitchenette with refrigerator, and a bathroom enclosure with shower and jacuzzi. There is also an exit to a private balcony.


Independent Studio
Situated just below the main villa, an independent studio opens directly onto the garden, providing a private and serene retreat. Inside, the studio features a welcoming open-plan layout with a cozy living area and a fully equipped kitchen. It also includes a well-appointed bathroom with a shower, as well as a comfortable bedroom with a double bed and ample storage space.


Outdoor area
The beautifully landscaped outdoor area of Villa Niolos I, filled with flowers and palm trees, offers amazing sea views, as well as a variety of facilities which include:
- A private, 50 sq. m. chlorine-free ecological swimming pool with a special compartment for children. The pool can be heated with an additional daily charge, upon request (Please note that the pool heating can be used upon advance request for the entire stay and it requires at least one-week advance notice).
- Fully equipped, gas barbecue facilities with wood oven and outdoor sink
- Outdoor dining areas
- Lawn-covered area by the pool, ideal for the kids to play
- A variety of furnished spots (with sun beds, umbrellas, shaded outdoor living room, and hammocks) for relaxing in the gardens around the villa, the pool terrace, the veranda, and the balconies.

Amazing house in Crete!

Crete villa
The villa was beautiful! So sweet of Stella to leave us such wonderful treats at the house when we got there. Fresh watermelon, peaches, cantaloupe, homemade cookies, honey, raki & olive oil. Stella was wonderful to communicate with. The cleaning girls did a great job & we would love to go back!

Fabulous Crete!
Villa is exactly as pictured in listing, but even more beautiful when you are there in person taking it all in. We took some day trips (boat excursion to Gramvousa/ Balos Lagoon through Etouri) and lots on our own to explore the island and its many beaches. We cooked meals in the villa, which was well equipped. You will need a car, there are not a lot of great restaurants close by. We rented one through Etouri that was dropped off at the Villa. Service could have not been better from owner and from Etouri. Enjoy!

This rental property truly has it all – it seems like the kind of place a movie star might stay, but is still family friendly and approachable. Admire the breathtaking views of the Mediterranean Sea from balconies on 3 levels, with snow-capped mountains in the distance to the right. Just a short walk to authentic Greek tavernas past beautiful pastoral sheep pastures complete with sheep dogs (they bark, but they’re just doing their job). This property will blow your mind. It’s just a short drive to Marathi Beach, which is known for its stunning beauty and has a great adjacent restaurant. But it's not just the location that makes this property so special. The owner, Stella, is incredibly hospitable and kind, always going above and beyond to make sure her guests have the best possible experience. There was a welcome basket with local wine, cookies, olive oil, and local aperitif – it was fantastic. The concierge phone in the house is a great touch, allowing guests to easily book activities like winery tours and other excursions with just a simple call. The property itself is super modern and impeccably clean, making it the perfect place to relax and unwind. We were there a bit early in the season (early May) and paid to have the pool heated – totally worth it as we were travelling with kids. Great amenities and the safe and secure environment All in all, this rental property is a true gem and I would highly recommend it to anyone looking for a luxurious and unforgettable vacation in Crete.

Great Villa with a View
We, 3 couples, loved staying at the Niolos Villa. Each couple ended up having their own floors. The villa had comfortable furnishing, great patios and balconies all around. Stella, the property owner is very sweet and generous. She allowed us to check in couple of hours earlier, she also gave us homemade cheese and spinach pie, and sent us off with a bottle of their own olive oil to each couple. Etouri was also easy to work with and they provided concierge reservation services. We would definitely return to Stella's properties next time in Crete. Young et al

Luxurious villa near a great village
The owner clearly cares about her visitors. Stella left delicious starter foods with lots of fresh fruit and olive oil, bread etc mid week we got a plate of amazing savoury pastries freshly baked and when we left we were given a bottle of their own olive oil On to the villa, it is incredibly and thoughtfully equipped and set up for comfort outside there are plenty of comfortable options for moving in and out of the sun. For little children there's a small area in the pool and being salt and not chlorine it was very comfortable to use Aircon worked quickly and showers bedding etc were all top class. The table outside the kitchen was our favourite place to congregate It's next to another villa and whilst each villa can see into the others garden it's very private and no noise If you like military aircraft, and we do, there's occasional fly past from the local NATO base We loved the village. Short walk each morning for coffee and provisions and a great restaurant opposite where we both ate in and had a take away Local beaches lovely, free parking, beach bar etc

Beautiful villa, wonderful holiday
The villa itself was beautiful, with everything provided that you could need for your holiday. The owner, Stella, was lovely and did everything she could to make our stay comfortable, even to the point of leaving us home baked cookies and Cretan pies! We particularly loved the outdoor seating and barbeque area, where we would cook and sit out most evenings The views from this part of the villa across the bay are stunning. The villa was spotlessly clean, with good aircon. Plenty of room for the six of us either to be together or have peace and quiet whenever we wanted. We very much enjoyed swimming in the large pool and playing table tennis on the lawn in the evening. A car is essential as there is very little that is within walking distance. Chania nearby is a beautiful town and we ate out there a couple of nights. We also rented a boat with crew there for the day (Chania Elegant Cruises) which we loved. We had a mix up on arrival but that was down to the managing agent who arranged the transfer not communicating properly with the owner our time of arrival. They also gave us the wrong name and telephone number of the owner which caused unnecessary stress and hassle. We were disappointed in how the agent handled this. In that regard we would not recommend using the agents preferred company for the transfer to the villa. They charged us 100 euros for a 7km drive, the driver did not know where the villa was (we had to direct him using Google maps), he did not speak English and they had not communicated our arrival time to the host family. The taxi driver was told by his boss to leave us outside the property for 45 minutes in the afternoon, in searing heat, after we had been travelling for 12 hours. It was not the way we wanted to arrive. I would stress this was not the owners fault who did everything to make our holiday memorable. We would definitely like to return-it was one of the nicest places we have ever stayed.

Fantastic get away with friends!
We enjoyed a fabulous week at the villa. The host Stella was waiting when we arrived even though it was very late at night, they took the time to show us around. Nothing was too much trouble. We also received great help from Eteri when it came to booking days out, finding shops and restaurants. The villa was everything you could wish for, clean and practical with lots of lovely touches. The pool was heated which was perfect for April and the kids could stay in for long periods happily. Stella even baked us some beautiful Greek treats and gifted us her own olive oil and honey. Fantastic stag and we would not hesitate to book again.

First Visit to Crete
Villa Niolos 1 was the perfect place for our first post covid break. An outstanding property, immaculately presented with high quality fittings throughout. The service levels were five star as were all the luxuries, bedding, cleaning, etc etc. Discretely situated with stunning views across Souda Bay to the mountains beyond. A huge amount of both indoor and outdoor space and the owners were very attentive and helpful. Close to charming local beaches and the historic city of Chania. We could not have asked for anything more and would love to return soon ! !

Gorgeous Villa
Myself and family stayed at villa 7 adults. The Villa is exactly as photos show it was spotless and beautiful. Plenty of room for us all. Every room had spectacular views. We enjoyed the pool and loved the outdoor pizza oven. Stella and her daughter are lovely and left us wonderful baked goods they also are quick to respond to any questions. Stella was so kind to drive to us in the evening when we accidentally locked a set of keys inside. Oops 😐 thank you Stella. I highly recommend this villa

Simply The Best Stay Ever!
We stayed at Villa Niolos for 7 nights in July 2021 and it has simply been one of our best stays. The owner Mrs Stella could not have been more helpful from booking a table to watch the Euro finals to providing us with all the amenities we needed for our stay. She even left us freshly baked cookies and olive oil form her own vineyard. Etouri - their concierge service was second to none from recommending restaurants to booking them for us every evening. We cannot wait to return! We absolutely loved it!

Outstanding Villa!!!
Great accommodations! Great location! Owners great! Etouri great! Great, great, great! Felt like I was staying with family. Homemade items were provided prior to our arrival. Very, very hospitable. Owners were very attentive and were around to ensure that all our needs were cared for. Etouri was in constant communication and was always readily available to answer questions and/or book excursions. Long story short we really enjoyed our stay at Villa Niolos and highly recommend the property.

Paradise in Crete! Ahhhh...
I celebrated my birthday w/friends & family at Villa Niolos. I entered into a fabulously contemporary and airy living and dining space with floor to ceiling sliding doors opened to incredible views! I particularly fell in love with the modern architecture– clean lines and open spaces with graciously appointed furnishings. The design of the villa featured panoramic vistas from every room, all overlooked the swimming pool and ocean views! My room was in loft/top floor and I’ve never slept so well. The villa was very well maintained and super clean. Villa Niolos is truly a lovely well-positioned home in wonderful idyllic location off beaten track but less than 10 minutes from Hania International airport and very accessible to a couple of lovely local beaches. I enjoyed that we were also 20 minutes from Venetian Harbor in the Old City. The pool area was where we’d unwind with cocktails and quiet conversation. Etouri, the management company arranged Yoga classes for us in the mornings with a very talented young instructor. Being away from the city center proper also allowed a higher degree of privacy. We enjoyed massages poolside and simply unwound soaking up the sun and amazing views. Also near the villa is a selection of tavernas, and minimarkets easily reached on foot. In addition, we enjoyed driving to two of the islands best sandy beaches, Elafonissi and Falassarna -- both within an hour’s drive from Villa Niolos. Stella, the owner, and her lovely daughter, Anna, went above and beyond to make us comfortable – even brought home-made Cretan dishes to delight! Thank you Stella! We truly enjoyed our visit, and hope you’ll have us again! I would be remiss if I did not expand on the tremendous assistance afforded to us by Etouri the management company. Kostas, Eleni and staff were so very, very helpful. We had an incident where we missed a bus to Santorini for a day trip, and Eleni, stepped in to advocate successfully on our behalf. Etouri went beyond in liaising with various service professionals to arrange car rental, massages, tours, and exercise classes. My birthday, spent aboard RIB Boat arranged by Etouri was a day never to be forgotten. We sailed to Balos, and celebrated my birthday with an on-board lunch and champagne toast! The other memorable tour was arranged with Tatiana, a local archaeologist. What a fine person & tremendous tour that provided a great historic introduction to the island! Thank You all!

Absolutely Wonderful
We enjoyed a fantastic family stay at Villa Niolos. My wife, our three kids aged 19, 14 and 12 along with my eldest daughter’s boyfriend had a wonderful time at the villa. It was especially convenient when travelling with older kids or another family as the bedroom on the ground floor is essentially a stand alone annex which gave my eldest and her boyfriend their own space. The pictures don’t quite do the views justice...they are that good. The location is quiet, away from the hussle and bustle of the more heavily populated tourist areas but it is close enough to some larger towns if that is what you fancy. I can’t speak highly enough of the villa or location. The absolute best thing though is how you’re looked after by the owners and their agents. Nothing is too much trouble, they are on hand for anything you may need and I haven’t met nicer people anywhere we have gone in the world. If you’re looking at the Villa then just book it...you won’t be disappointed.

Beautiful, clean, modern villa with incredible views!
Villa niolos was perfect for our group holiday to Crete. Just a 10 minute drive from the airport, close to the beach and Chania, the villa was a delight. The views are just amazing and the owners are so lovely as well. Really appreciated the additional touches of board games and books too! The villa feels very private and the pool and outdoor eating areas are great, definitely recommend.

Wonderful House and Hosts
We were three couples plus a 2 year old and we had a great stay at the house. The host was amazingly friendly, helpful and generous, bringing snacks and treats for us and keeping us informed of anything we needed. We loved the views and the house was very clean, the balconies were great for every room. Two of the couples stayed in the upstairs rooms and we loved those. The second floor does not have an insuite bathroom so that's just something to note, the third floor room does. The couple with the child stayed at the downstairs by the pool room, which was essentially its own apartment, they liked that. Our mornings we spent by the pool which got great sun, had comfortable chairs and shade if we needed it. We spent evenings there as well, it's well lit and nice and relaxing. Location is close to Marathi beach, we went there many days, about an 8 min drive. We also went into Chania frequently which was about a 20-25 min drive. We did struggle the first night finding the house, you have to make sure to keep your eyes out for the signs. They could have more signs just off of the main road, because you know where to turn but feel a little lost initially after you turn off. This was only really a first time challenge as after that we had a good sense. You'll need a car rental for sure. Overall great house, great host. We had a wonderful time by the pool and with the views. Definitely a great stay, make sure you have a car and are comfortable driving stickshift on hilly roads (general Crete comment).

An amazing holiday villa!
We had a wonderful week at Niolos Villa with our sons and their friends. The villa accommodated all seven of us very comfortably, and provided top quality amenities and facilities. Kostas,Sophia and the owner Stella were so lovely and extremely helpful. Stella's mother even provided home cooked Greek food for us all... delicious! I would highly recommend this villa.

Stylishly furnished and accessorised, with a very useful ground floor separate apartment with small kitchen, so no running up and down stairs to get drinks etc when sitting by the pool. The top floor bedroom suite also has a small fridge. Very clean. The owner, Stella is charming and generous.

Lovely villa
This is a beautiful villa, with stunning views over Souda bay. The owners could not have done anything more to make us feel welcome. This included bringing us local food items at the start of our holiday, as well as during the middle and at the end of it. They also gave us loads of helpful local information. Note that the property has two separate parts, with their own entrances. The studio flat at the pool level has its own double bedroom and kitchen. The main house upstairs has a further 3 bedrooms, and some stunning views. There are lots of different terraces outside, so there are always spots for sun or shade throughout the day. The villa is a 5 min drive from Marathi beach, with great beaches and seafood restaurants. It is also only about 15/20 mins drive from Chania. So it is a great location.

Mauvaises nuits
La maison est très jolie et confortable. Belle vue. A 10 minutes de plages sympathiques avec resto… Le point négatif à savoir est qu on y dort mal. Il y a des coqs et des chiens dans les maisons autour, des rideaux non-occultants (pas de volets roulants), et une route en bas de la maison (pas gênant). A ce prix…, on aurait aimé rentré en forme. Ce n’est pas le cas…!!!
