Ok for a short stay
The hotel itself is quite run down but the room was clean, fresh bedding and towels and good shower. Tea, coffee and milk provided.
Good place for a short stay if you're on a budget
The proprierter was helpful in suggesting where we park our car. The property was just a little tired but perfectly adequate for our one night stay. We walked to a top class restaurant although some may find the distance long.
Property was close to eveyrhing we wanted to do. They extended our stay with no issues and check in was quick and easy.

Has so much potential
This place was not as pictured at all. The room was tiny, there was no fan and the window was hard to open and we couldn't close it not matter how hard we tried (it was in the roof).
This hotel has so much potential as the back of it has beautiful stain glass and stair case, which would elevate the feeling of the hotel. It's like they purposely want it to feel dated and run down.
I had one night in a single room while in Edinburgh for work. The room was small but immaculately clean and was en suite. The staff were friendly and helpful and it was very good value for money.

They really need to take the dankness out of the basement rooms, & replace the very hard mattresses. The floors are the coldest known to man.
But staff was very helpful.
The place is quite and close to the Castle

Very good fine cuisine and very nice peoples
As for the very good whiskey to bring back
You have to go to Robert Graham Ltd for the best selection
Really lovely place. A real hidden gem. Just a bit outside the city centre but excellent transport links with bus no.11 or tram to balfour Street. Free upgrade to ground floor. Lovely spacious room, and really quiet location. Will definitely stay again.

I love being located in Leith as it is near the water and parks but also has easy bus or trolley access to town.
This so called hotel was more like a bedsit in a run down neighbourhood it was shabby bathroom was dirty had to buy spray to clean it before use had bottom floor room near ftont entrance no curtains but a fold out shutter. Decoration was appalling paper peeling off holes in walls, woodeork chipped and needed paint on as they were peeling too. Only stayed 1 night so put up with it as we couldnt get another hotel. Cleaners turned up and being on the ground floor they congragated outside the foor around 5.30am banging and chattering. Stayed in many hotels in edingburgh this doesnt deserve to be given the name of hotel more like hovel! Oh and i paid £176 for one night. Stay away its disgusting.
Great location but hotel needs completely updated and cleaned. Bedding was clean but a lot of work generally needing done. Also very noisy you can hear people coming and going from early hours.
