INTRODUCTION
The villa “Sa Sinia” is an exclusive countryside residence that is set in a truly beautiful natural location. Views from the terraces stretch down to the nearby coast and are further complimented by the views to the hilltop Castell d’es Santueri. In “Sa Sinia”, guests can enjoy the tranquility of this place being only some km far from shops, restaurants and the outstanding beaches from the East coast of Mallorca. This finca is ideal for families, walkers, cyclists, bird watching and nature lovers.
LOCATION
Set in a protected area of outstanding natural beauty, Sa Sinia nestles into a hillside amidst countryside with magnificent far-reaching views across almond and olive groves and towards distant sea. The property was purchased by our family about 80 years ago, and it takes the name of an ancient building used to extract water from a well by an animal-powered workforce in circular motion. This building was placed in the finca more than 150 years ago and has since allowed for water transport through an aqueduct which is nowadays partially conserved.
This setting is perfect for those seeking a quiet location affording complete privacy.
In the surroundings of the house you can find a beautiful coastal resort named Portocolom (7 km). It is a very picturesque place thanks to its small old town and harbour, keeping the essence of the traditional Mallorca. Cala D'Or (8 km) has a lively slice of urban life to offer with a variety of pubs, restaurants, a yacht harbour and several small beaches. Other beautiful bays for swimming are equally easy to get to from the villa. There are golf course named Vall D'Or Golf about 2 km away from the villa, which also has a nice restaurant.

ACCOMODATION
We want our guests to be surrounded by a homely and warm atmosphere and, for that reason, we opted for a rural decoration, preserving the essence of the place.
The main oak door opens into the hallway and further to the bright and large dining room with a dining table and three twin doors to the garden terrace. Next to the hallway there is the kitchen, fitted with dishwasher, microwave, fridge/freezer, electric oven with infrared hob, marble worktops, bread toaster, coffee machine, cookware and breakfast table. The kitchen and the dining room are connected with the spacious and bright living room, where you can find two comfortable twin sofas, a plasma Satellite TV (English and German programs) and a CD music player. On the ground floor there is also a master double bedroom with fitted wardrobes and access to the front sun terrace with far reaching views. Next to this bedroom there is a shower room. The stair is fitted with child gates and led up to the upper floor to an attractive twin bedroom with fitted wardrobes and an ensuite shower room. In the upper floor there are also one double bedroom and one twin bedroom, each with fitted wardrobes, which share one full family bath/shower room. Moreover, there is one further twin bedroom comprising one single bed with pull out bed making an ideal children’s room.
Adjacent to the main house there is a delightful garden casita with separate entrance and a cozy terrace. It is equipped with a double bedroom with fitted wardrobes, ensuite shower room, seating area and a fridge.

*Air conditioning in all bedrooms except one twin bedroom with cooling fan. (The AC devices stop 2 hours after turning them on but there is no limit of times to restart them.)

GARDENS
The highlights of the property are its terraces and garden. There is an 11 meters-length swimming pool featured with an arched stone wall that allows the formation of a beautiful waterfall. One can relax and sunbathe on the loungers and have a refreshing dip in the pool, surrounded by a mountain landscape and the only sound of birds singing. Next to the pool terrace there is a shower room with WC and, moreover, an outdoor shower. The pool terrace has a large-covered parasol area and a small path that lead you to a brick-built BBQ area.
Furthermore, there is a covered dining terrace with a large dining table from where there are amazing views of the countryside and distant sea. This terrace is connected with a good size lawned area with plenty of space and a table tennis board in which children, and not only children, will be able to spend a nice time.
(The pool area can be isolated with metallic gates with the aim of being a safe place for children).

ARRIVALS AND DEPARTURES
Arrivals: Saturday, after 16:00 h.
Departures: before 10.00 h am. This is necessary to allow enough time for cleaning and preparation for next arrivals.
BOOKING REQUIREMENTS
During the mid and high season (from the first Saturday of April until the last Saturday of October) bookings must be from Saturday to Saturday. During the low season (from the last Saturday of October until the first Saturday of April) there is a minimum booking of 4 nights and the arrivals must be in Saturday.

TOURIST TAX
Since 1 July 2016, the Balearic Islands have imposed a so-called 'Ecotasa' (tourist tax), which must be paid by all tourists who visit the Islands. The cost of this tax for villas is € 2.00 from 01. May until 31. October, and € 0.50 from 01. November until 30. April (plus 10% VAT (IVA) in each case). From the 9th day of your holiday, the tax rate is reduced by half. The tourist tax must be paid by anyone over the age of 16 (inclusive). The tax must be paid during your stay (ideally upon arrival) in cash to the owner of the villa. Please note that the villa owner is required, as part of their acceptance of the 'Ecotasa', to take your personal details (this may include taking a copy of your passport).

Security Deposit of 400€ is required.
The Security Deposit will be returned at the end of the stay or within 10 days after departure.
