Welcome to Cypress House! This fantastic estate has been completely renovated from top to bottom and has PRIVATE RIVER FRONTAGE to the gorgeous Guadalupe River! With 5 bedrooms, 3 bathrooms, 2 kitchens and 3 living areas, there is plenty of room for everyone! Enjoy a beautiful day by the pool with spacious outdoor patios or a night under the stars in the 8-person hot tub, overlooking the river. Sleeps 14 comfortably and is located just minutes to nearby restaurants, shopping and recreation!
You’ll find the kitchen to be fully stocked with everything one would need to put on a proper dinner party, including formal dinnerware, wine glasses, plate chargers, and linen napkins. Please use melamine (plastic) dinnerware outdoors, if possible. Please place any kitchen items back in the drawer or cabinet that they came from, so the cleaning crew can keep track of them easily. Also, any small appliances used from the pantry should be placed back when finished. The fire extinguisher is located in butler pantry or under kitchen sink.
The outdoor gas grill is located in front of house near carport area. Propane is provided, SO PLEASE LET US KNOW IF YOU RUN OUT. Please turn the valve dial OFF at the tank when not in use, or it may slowly leak out between uses. The pool is located off back patio. The pool company comes once or twice per week, for maintenance cleaning, and are on-site less than 30 min. *** THERE IS A NO PET POLICY FOR THIS PROPERTY, SO PETS ARE NOT ALLOWED. MAIN LIVING ROOM FIREPLACE - Remote is located on mantle and uses main propane tank. CHILDREN MAY NOT PLAY WITH FIREPLACE OR REMOTE. Running fireplace during summer when AC is on may result in propane smell in room. Best for colder month use.
We do not offer rescheduled stays or refunds on cancellations outside of our cancellation policy. We strongly encourage you to purchase travel insurance at the time of booking if you are concerned about the possibility of cancelling your trip last minute. Travel insurance is inexpensive and a great way to protect your funds in the event of an unforeseeable cancellation.We understand that last minute cancellations for guests who choose to not purchase travel insurance can be a burden, however we are required to uphold our owners' cancellation policies in order to protect their only sources of income and keep their properties in business. Please book responsibly and we appreciate your understanding.
To offer the best experience possible, hospitality services and goods will be provided for each guest booking. Guests will enjoy open-up service, arriving to find lights on, a comfortable air setting and soft music playing. A walk thru is performed prior to each arrival, so that everything is perfect and ready to go! A starter supply of all paper goods and household necessities, including bath tissue, paper towels, trash bags, dish soap, hand soap, and laundry soap, along with spa toiletries like shampoo, conditioner and body wash are provided, as well as laundry services for all used sheets and towels, after departure.
Our local management team is available 7 days a week to answer questions and assist with any troubleshooting issues you may have during your stay. Please message us and let us know which property you’re staying in, and we’ll return a call or text to you ASAP. The fee for this service will be itemized as an administrative or management fee on your statement and charged at booking.
THE POOL IS KEPT FILLED YEAR ROUND (NOT HEATED). NO GLASS OR FOOD ALLOWED IN POOL FOR ANY REASON. REMOVAL OF THESE ITEMS IS VERY EXPENSIVE AND WILL BE CHARGED TO GUESTS. POOL EQUIPMENT & SYSTEM NOT TO BE ACCESSED OR TAMPERED WITH UNDER ANY CIRCUMSTANCES. GUESTS WILL BE FINED AND ARE RESPONSIBLE FOR ANY DAMAGE DONE TO SYSTEM IF ACCESSED.

ADDITIONAL SLEEPING:
Queen air mattress x 2 (4 adults)- Air mattresses plus sheets and blankets for are located in upstairs den TV cabinet. Place beds back in cabinet before departure.
LINENS/TOWELS: Beds are made using fine bamboo/cotton blend sheets. Please use care when enjoying the linens and bedding at the property. Custom bedding ranges from $1000 to $5000 per bed, and booking guest will be solely responsible for the full amount incurred for any dry cleaning services or replacement costs necessary upon damage, during their stay, from spills, food, drinks, makeup, nail polish or bodily fluids.
Bath towels are provided for guests: 1 bath towel, 1 hand towel and 1 washcloth per guest per stay (for two night stays). Additional towels will be provided for longer stays. Striped towels for swimming are provided and stored in laundry room cabinet. DO NOT USE BATH TOWELS OUTDOORS.

ADJUSTMENTS TO BOOKING: You may adjust the number of your guests or nights booked up to 30 days prior to arrival without penalty. However, no refunds or adjustments will be made in pricing for decreasing your number of guests or nights less than 30 days from arrival.
Payment due at the time of booking. No split payments.
Cancellation Policy Will Not Be Waived.
CHECK OUT LIST:
Complete the following in preparation for your cleaning team.
Failure to do so will result in $75 minimum being charged directly to you.
Strip any used bed sheets/pillow cases and place in laundry bags (on washer/dryer) along with any used towels. LEAVE all blankets, comforters and shams on beds.
Remove all trash (inside and out) and put into outside bins.
ALL TRASH MUST BE BAGGED or the private trash service will not remove it.
Empty fridge, freezer, pantry and cabinets of all personal items. Please wipe major spills inside fridges, like spilled drinks or meat juices, as these can harden.
Wash/put away any used dishes (including coffee pot carafe or glass microwave plate). You may load and start the dishwasher before you leave. No dishes may be left in sink or on counter.
Set ALL 3 thermostats to 78° AC or 60° heat, depending on the season.
LOG OUT of your TV subscriptions like Netflix, Amazon, Hulu, etc.
Turn off all lights (including lamps and outdoor porch/flood lights).
Lock all exterior doors before you leave and use your code to lock the front door.
