South Kona Beach House
Private beach house, across the street from other homes on the ocean but with a lovely open view of the ocean itself. Eclectic and welcoming Hawaiian decor. Great liana for hanging out and eating. Well-outfitted kitchen for cooking in. Boogie boards and beach chairs available for use. Only about 1/8 mile walk from excellent snorkeling area. Some traffic in front during the day but quiet at night. I would choose to stay here again.

Perfectly Fine Place to Stay
Not the most luxurious, but it definitely does the job. Certainly can't miss the house rules- they might seem a tad odd if you're not local, but definitely understandable, and the host was very nice. They were also accessible if we had an issue, and the location is pretty prime for Big Island properties.

Our extended family of two grandparents, two parents, and three kids under seven enjoyed this comfortable, well-stocked and friendly home. An older home with traditional decour, like visiting your Hawaiian grandma. Lots of toys for kids, a huge well-furnished deck area, and outdoor garden, and a view (across the road) of the Pacific. A short walk along a road to the beach, or drive to a variety of beaches, restaurants and sights around Kailua-Kona. Very comfortable and relaxing for a family stay.

Location is excellent, the vibes are vibing. It is local kine decoration and right across from the ocean. The rules are strict but easy to follow. I would reccomend to anyone needing close location to all things Kona town.

Family Vacation at Simmy's Compound
We have stayed on Simmy's property several times in the past but this is the first time we rented both houses side by side. It made a great little compound for the 6 adults and 5 kids in our party. The location of these properties is ideal to entertain kids (7 - 11 years old in our case) as there are 2 very close beaches. The lanais are both spacious and we pretty much spent all our time on them. It's great to be able to bbq and Simmy has accessories for you to use (coolers, chairs, boogie boards etc) for beach time. Anytime we have had an issue that we need attending to Simmy responds & remedies it quickly. Overall, we enjoyed our 2 weeks celebrating our 50th anniversary with our family!

This is the perfect Hawaiian house!! Simmy is very welcoming. She has LOTS of beach accessories at the house to make your stay enjoyable. Her patio is the picture of paradise, perfect place to enjoy the sunset over dinner. The bay by the house was my favorite snorkel spot, I enjoyed captain Cook and two step as well which are close to the house. Would absolutely stay here again.

Great Family Beach House
This house was wonderful for our family. The view from the porch is perfect, we enjoyed most meals and family time there. The host, Simmy, is very friendly and met us for checkin. The house is well represented in the listing photos. Everything was clean. Bathrooms were spacious and well-stocked. Kitchen is clean and well-stocked. Bedrooms were comfortable, although we didn’t use all the beds. There were plenty of beach towels, beach equipment etc. Wi-Fi was fast and reliable. The outdoor washer and dryer worked well and allowed our family of five to pack very light. Combo of AC and fans kept the house cool. We are still dreaming of our time on the Big Island and cannot wait to return!

Wonderful vacation
We had the most amazing stay at Simmy’s place. The property was just as described with everything necessary to enjoy the beach or relax at the house. The lanai was perfect to enjoy the sunsets with a direct view to the ocean and cool down after a long day at the beach. And the vegetation surrounding the house was beautiful! We would definitely come and stay here again.

Simmy was the consumate host. The unit was very clean and quaintly decorated. Simmy was very responsive to every question or issue we had and was delightful to work with. The second bedroom is decidedly disappointing, the window is very small with no view and no fan. The air conditioner is loud. Interesting older home. Lots of Hawaiiana items inside. Well stocked kitchen with dishes, pots, appliances. Lots of towels, washcloths. Bathrooms had nice updated showers. Good size washer and dryer in carport. Kitchen needs updating. Bedrooms crowded. Yard needs attention. But the best thing about the place is Simmy, the owner. She is a bundle of energy. She responded immediately with concerns. She is very environmentally conscious. It wasn’t perfect but certainly adequate. Our only real complaint is the fee tacked on for air conditioning. In 32 years of annual visits to Kona, we have never used air conditioning, including summer visits. But again, Simmy is really a wonderful proprietor.

Awesome Location
We stayed for a week to explore the island. We chose Simmy’s place for its proximity to the beaches we frequent. First of all, Simmy is a very communicative and kind host. She allowed us a late check out since our flight home was scheduled so late in the day. The home is just across the street from a private snorkeling spot and is walking distance to Magic Sands Beach and Kahalu’u Beach. The location couldn’t be more ideal. Unfortunately, while we stayed, there was an outbreak(?) of cockroaches. Simmy sprayed around the house for us on the second day, but it did little to remedy the issue. We chose not to cook at home so that was a bummer. We mostly ate out and limited our cooking to just simple breakfast meals. The house is rather dark, with much of the windows covered and what not. If you’re like me and need bright, open home, you’ll end up spending a lot of the time out of the home.

Lovely Lanai
The lanai, view and locations make the home a 5. The inside is adequate and beds are comfy, but the lanai is the place to be - great for breakfast, sunsets, and a three. Minute walk to an outstanding snorkel beach - with tons of fish right off the beach. Great supplies with snorkels, chairs, towels, boogie boards and more to enjoy beautiful Kona and beyond!

Wonderful Location
Wonderful location for exploring the Kona Coast. It is across the street from public shoreline access where you can watch the sunset everyday. It is walking distance from Kahalu’u Beach Park - hands down the best snorkeling area on the island for all ages and physical capabilities. It’s minutes away from Magic Sands Beach Park where you can enjoy those boogies boards and catch site of a few turtles also ridding the waves. A grocery story and a nice selection of restaurants (takeout and sit down) are also a few minutes drive - not to mention the east access to Kona itself. The inside of the house is just ok (but keep reading below about the lanai). The good - the kitchen is stocked with everything you could possible want, whether to heat a microwave meal or prepare a 4 course dinner. The bathrooms are nice - we loved the stonewall showers. The home is amply supplied with beach going gear (towels, boogie boards, flippers, chairs, and more.) The not as stellar features - the bedrooms and living room space felt tight for our family of 5. The Tiki theme is cute, but the decorations and furniture overdone/oversized and dated. The quantity of decorations and style of furniture are havens for dust and mildew. The two people with allergies had a difficult time being inside this house - so bring your meds and plan to spend lots of time outdoors (which we did). The outside of the house is EVERYTHING. The lanai and yard are wonderful. When home, we spent almost all of our time on the lanai. We ate our meals, tooks naps, watched the sunset, listened to the ocean, watched birds and butterflies visit the nicely landscaped yard, played games, and more all from the comfort of the lovely lanai. The host is very kind. She greets you when you arrive and will give you a tour and a run down of house rules. She clearly cares very much about this place and the quality of your stay. She’s very easy to talk to and is attentive and responsive to your needs.

Loved staying at the beach house a quick walk from Kahalu'u beach. Second time and will come back. Cute house, ten minute awesome drive to Kailua Kona down Ali'i drive. Great hosts and if you snorkel, sup or surf, you will love it. House has beach gear and great rental shop close by open 7 days a week. Owner Ben and staff are fantastic. Dinner and sunsets on lanai are worth it alone. House is across road from beach, but nice view of ocean and palm trees. Public access to hidden pocket beach block away.

This place had everything we needed and a great location. A 5 minute walk to the beach and beach access right across the street where we looked for shells. So great!
I dont have a single complaint, other than than there was no soy sauce ;). Our family had a great time. Our kids ages are 2, 11 & 14. They loved to take naps on the beds outside. The beaches are super close. The best snorkeling beach is walking distance. The picture is exactly what you see everyday. We were very comfortable and would stay there again if we get the chance.

Beautiful sunsets and whale watching
This house had a great view for sunsets and whale watching. The house has most everything you could want. Someone else mentioned lack of outside lanai lights which we also found inconvenient as we stayed outside late and needed to see for reading. The kitchen has plenty of dishes, glasses, cooking utensils but lacks basic condiments (soy sauce, cooking oil, etc). It was great to have a BBQ for fish (check out local fish popup booth right outside Keahou shopping center). Simmy is easy going host. She does need to de-clutter the house as there is more stuff than necessary for guests (World book encyclopedias?) I felt that if I put something down, I may not find it again amid all the knick-knacks. You will enjoy your stay and wish you had more time on the island.

The lanai is everything.
The location is fantastic, the lanai was incredible, and all the sheets and towels smelled really clean, which I appreciate. The washer and dryer were free to use which was great. There were plenty of towels and beach towels. The kitchen has almost everything one would need in terms of dishes, etc. There is public shoreline access right across the street which was a nice place to watch the sunset. The local KTA superstore was a good place for shopping and very close by. I just want to mention 2 things that no one else seems to have mentioned. First, there are no outside lights on the lanai besides a few small battery operated candles. We had brought card games hoping to sit outside at night but it was very dark especially for the visually impaired person in our group. If you are planning on spending any time outdoors on the lanai at night, you might want to bring some flashlights. Second, there are a lot of signs around the house telling you what you can and can’t do and that’s fine - I can respect a property owner wanting the property to be treated a certain way. The one rule I wish I had known about beforehand is that you can’t throw any food in the garbage either inside or outside so as not to attract bugs. You have to put it in a sealable plastic bag and put it in the freezer. We compost at home, but not quite as strictly. We didn’t know what to do with things like takeout containers with some food still remaining that could not be scraped out since we were told the food was going to feed pigs. I know I could have asked but I didn’t feel like texting the host every time we ate a meal. It felt a little uncomfortable to cook or do takeout. So if you do plan on cooking or eating in, I just recommend getting a little more info upfront from Simmy about her expectations. Overall, it was a good stay. When we rented the property, the listing said 1.5 baths, so we were pleasantly surprised to find two nice showers. I see the listing has since been updated. The house was clean and had what we needed. We weren’t in the house much and the times we were in the house were spent lounging on the lanai, so I still highly recommend, though just a heads up on a few things.
