Welcome to The Posh Villa by vegas-bnb, an exquisite residence offering a combination of indoor and outdoor living spaces. With approximately 5,000 sqft of indoor space, 2,000 sqft of outdoor space, and an 800 sqft garage, you'll have a total of 7,800 sqft to enjoy. Situated on a half-acre property, our goal is to make you feel right at home from the moment you enter.
As you step inside, you'll be greeted by a spacious living room that instantly welcomes you. It features three comfortable sofas, two 65-inch TVs, a pool table, and a quartz island that seats eight people. Additionally, there is a formal dining table for seven guests, as well as an additional dining or workspace table that can accommodate twelve individuals. The modern kitchen is fully equipped with dinnerware for twenty-four people, along with all the cooking and bakeware you may need to prepare a delightful dinner.
Posh Villa boasts a total of eight bedrooms and five bathrooms. Four bedrooms have walk-in closets, ensuring ample storage space. The beds are fitted with high-quality Beauty Sleep or memory foam mattresses, complemented by quality sheets for a comfortable sleep.
The home has two tankless water heaters that provide an abundant supply of hot water for guests to take back to back showers.
ROOM CONFIGURATIONS:
Room 1: King bed, attached bathroom, and a futon sofa.
Room 2: King bed and an attached bathroom.
Room 3: Queen bed with a shared bathroom with Room 4.
Room 4: Two queen beds with a shared bathroom with Room 3.
Room 5: Two queen beds and a futon sofa.
Room 6: Two full-size beds.
Room 7: King bed with a shared bathroom with Room 8.
Room 8: Two queen beds with a shared bathroom with Room 7.
The living room also has three stackable twin beds for additional sleeping arrangements.
There is a separate bathroom in the hallway with a shower and toilet.
For your enjoyment, we provide a poker table, a gaming area, and nine smart TVs throughout the house, ensuring entertainment options for everyone.
Outdoors, you'll find a fire pit, eight sun beds, eight chairs, a covered patio with a fan and lights, an outdoor dining table seating six guests (additional chairs available if needed), a Weber Summit BBQ, a pool with a cascade feature, a jacuzzi, a basketball hoop, and many other amenities. Additionally, there is an outdoor ping pong table for some friendly competition.

*Security cameras are on the exterior perimeter of the house only and are monitored by a contracted third party security company for safety.

Noise Monitoring is in backyard and can only detect decibels.
HOUSE RULES:
1. VEHICLES: No more than 6 vehicles are permitted on the property; The Association requires that cars parked on the driveway only and not be parked in front of the property and not in front of neighbors’ homes.
2. POOL AND SPA HEATING: If you would like pool & spa heating, please text number on file. The fee is $75.00 per day (Jan-October) and $125 per day (November-February), times the number of nights for your reservation plus one extra day for heating before arrival. Please note Spa has no bubbles/jets.
3. ADDITIONAL GUESTS: Any additional guests that were not noted at the time of reserving the home will be charged to you at $50.00 per day/per person, failure to disclose all guests is a violation and will result in a fine of $100.00 per person/per day fee.
4. QUIET HOURS: This property is situated in a residential, family community governed by a Neighborhood Association. Making noise, such as music or loud voices, between 10 PM and 10 AM is prohibited and a public nuisance. Noise after 10 PM on Sundays through Saturdays is strictly regulated.
5. MAINTENANCE- We reserve the right to have the house maintained during your stay to avoid leaves going in the pool and the pool turning green from lack of maintenance.
A. LANDSCAPERS – will be trimming bushes and blowing away leaves so that it keeps the backyard and front yard clean. Their scheduled days are Tuesday every other week.
B. POOL MAINTENANCE – will be cleaning the pool on Mondays, Thursday and or Fridays. This is to protect guests and make sure the pool is clean and has enough chemicals in the pool.
6. SUPPLIES: This property has a starter amount of supplies such as toilet paper, paper towels, trash bags, and propane to get you going. It is the guest’s responsibility to buy supplies that they need after the supplies provided if they run out. We do not provide wash cloths, only hand towels, bath towels, and pool towels.
