Guests have full access to the upstairs of the property (unit 1), the front courtyard, and the lifted back deck. The downstairs is a separate VRBO(unit 2) and is not available to guests of your VRBO.

Quiet Northern Utah neighborhood stationed in front of the Adams canyon mountains.

The property is located in a quiet neighborhood with no through traffic, providing a peaceful and serene setting for your stay. To get around the area, guests can easily access major roads and highways, as well as public transportation options such as buses and trains. There are also several local car rental agencies and ride-sharing services available for those who prefer to have their own transportation. The property is conveniently located near popular attractions, making it easy to explore the surrounding area. Whether you're looking to relax in the peaceful setting or venture out and experience all that the area has to offer, you'll find everything you need within easy reach.

The basement is rented out separately. it completely separated off front the upstairs. They have separate entrances.

The salt water pool is heated but in the winter an early spring it is not very hot at all. Middle to late spring (March/April) we will heat it to about 90 degrees. The jacuzzi is year round set to 102.

There is EV charging available upon request and an extra daily fee.
No Smoking: Smoking is strictly prohibited inside the house. If you wish to smoke, please do so outside and dispose of cigarette butts responsibly.

Respect Quiet Hours: We kindly ask all guests to respect quiet hours from 10:00 PM to 8:00 AM to ensure a peaceful environment for everyone in the neighborhood.

No Parties or Events: Our house is in a residential area, and we ask that you refrain from hosting parties or events that could disturb our neighbors.

AC Usage: Please turn off the air conditioning units when you are not inside the house and upon check-out. This helps conserve energy and ensures a sustainable approach.

Water Backup: Our property has a water backup system powered by electricity. In the event of a power outage, the water backup may also be affected. We appreciate your understanding during such situations.

Use of Appliances: Please use all appliances and equipment in the house responsibly and as intended. Report any malfunctioning items promptly to us so we can address the issue promptly.

Pets and Animals: Regrettably, we cannot accommodate pets or animals in our house to maintain a clean and allergen-free environment for all guests.

Occupancy Limit: The maximum number of guests allowed is the number specified in the reservation. Please do not exceed this limit without prior approval from us.

Lost or Damaged Items: Guests will be responsible for any lost or damaged items during their stay. Please inform us immediately of any accidents or damages.

Check-Out: On the day of check-out, please ensure the house is left in the same condition as when you arrived. Turn off all lights, appliances, and the AC, and lock all doors and windows.

Security: While the neighborhood is generally safe, please take standard precautions to lock doors and windows when you leave the house or retire for the night.

Liability: We are not responsible for any accidents, injuries, or illnesses that occur during your stay. Guests are responsible for their safety and well-being.

Pool Hours: The pool is available for use from 8:00 AM to 10:00 PM daily. Please enjoy the pool responsibly during these hours.

Pool Maintenance: We strive to keep the pool clean and well-maintained. However, due to the high winds in the area, it is normal for some leaves or debris to accumulate in the pool. In such cases, we may not be required to remove them immediately, but we will make regular efforts to keep the pool in good condition.

Pool Safety: While we take every precaution to ensure your safety, please be aware that swimming in the pool carries inherent risks. Guests are responsible for their own safety and the safety of any accompanying individuals. Children must be supervised by a responsible adult at all times while using the pool.

No Lifeguard on Duty: There is no lifeguard on duty at the pool. Guests swim at their own risk, and we recommend using caution and swimming within your abilities.

Pool Rules: Please adhere to the posted pool rules at all times. Diving, running, glass containers, and other hazardous activities are strictly prohibited.

No Swimming During Storms: For your safety, swimming is not permitted during storms or inclement weather conditions.

Use Pool at Your Own Risk: By using the pool or the pool area, guests assume all risks associated with swimming and waive any liability against the property owner for any injuries or fatalities that may occur.
