Great location, staff friendly, comfortable large room! Shared entrance with a hostel which seems to be the main brand. Slight negatives - no room cleaning specifically changing of sheets or towels for a 5 day stay. No iron.

Kollman Rooms was a perfect choice for visiting Ljubjana! It is not far into the walking city with luggage. The staff are pleasant and helpful and there are many opportunities for eating and shopping nearby. My only difficulty was bringing heavy luggage up two flights without a lift.

This property is INSIDE a hostel. Before our stay I couldn’t find this information anywhere. We were on the top floor in the two bedroom apartment (I was prepared for the stairs) and the room itself was OK. I would not recommend for mature travellers who are used to nicer things. Would be great for a group of 20 year olds looking for a decent cheap space. The hostel rooms could see inside my bedroom and bathroom (and I could see their bunk beds) Twin beds mattresses were 4 inches thick. All curtains have been torn off wall leaving holes and duct tape. Bathroom is in TWO rooms. Shower and sink in one and toilet and sink and washer in another room! Doors are hard to close as well. The shower NEEDS a better enclosure and has mold in the crevices. Water gets everywhere even when being careful and window goes out into the stairwell. There are good views from the king bed bedroom. Overall - we almost decided to stay elsewhere.

Great old town location.

The staff were very accommodating when we arrived early for check in. While the room was not ready, they checked us in and stored our bags. We had a top floor room which was really comfortable. There is no elevator which could be challenging for some guests, but did not bother us. The room was very comfortable and well equipped with a kitchenette. The bed was in a loft which we really liked. The bed was comfortable. The area is fantastic. Everything is within a 15 minute walk and there are lots of restaurants around.

The area where this property is situated is beautiful--right next to the river walk, so you can reach shopping and dining quite easily. The room had a loft and pull out bed so it suited us fine, plus there was a kitchenette with refrigerator, toaster, stovetop and other amenities. We were on the 4th floor without an elevator, but the staff did help carry luggage up and down. The shower is a poor design and there was no way to take a shower without getting the bathroom floor wet. Otherwise we really enjoyed the place and the staff was very friendly.

The apartment is in the center and very convenient to walk everywhere. Our room was facing canal, which was pretty. The room is decent size. There are electric kettle, tea and coffee bags. Shower has a concrete floor.

Right in the Heart of it
Fabulous location if you want to be right in the heart of it, with great bars and restaurants steps away. Because it’s in the pedestrian area you will have to walk to get to it, but it’s a flat easy walk. Rooms are well furnished and quiet despite the hustle and bustle nearby. Highly recommended

The rooms and bathrooms are spacious and located in a great area. However, there is no common area in the hotel to relax or have a drink. Situated in the middle of the city center, the hotel is surrounded by numerous restaurants and stores. We loved the neighborhood.

Excellent location and staff. Everyone was very helpful. The only negatives were no parking in this area in general so if you have a car, parking cost and luggage handling can be a challenge. There is no elevator so again, not a problem for everyone but could be an issue. And there is not daily servicing of the rooms.

Great location! Super easy to walk around the old city, 25 minute walk from the bus station. The staff were friendly and helpful. No lift in the building so be ready to carry your bags up and down the stairs.

The staff was very warm, friendly and helpful. The room and conditions were very good, and the location is outstanding - easy walking distance to all the major attractions in the city and to many restaurants and bars in a delightful, walkable area. Philip at reception was very kind and friendly.

Central Location
The apartment is located in the heart of Ljubljana. The staff working at the front desk is extremely friendly and gave us recommendations. The price is reasonable for the accommodation provided. As some of the other reviews noted, the apartment shares an entrance w a hostel and the room that we stayed in was on a higher floor. Please make sure that you are comfortable going up several flights of stairs before booking, since there is no elevator in the building. I had a terrific stay with a nice view of the river!
