The location is fantastic, in the middle of it all. The concept of the bed and breakfast is very well accomplished at the beautiful hotel. Roberto, the manager, made us feel at home and was very helpful to guide us around. The property itself is beautiful; old Palazzo restored.
Unusual hotel that is above shops and is part of an appartment complex, good facilities within hotel, slightly austere bedroom part shabby chic but perfectly comfortable.
The hotel has to be opened by the owners on arrival so you will need to confirm a time, if early there are loads of cafes and bars very near (like next door) to while away time in the medieval square.
Lucca is so worth a visit and cycling along the city wall is a must do.
We arrived at the small door for Palazzo Rocchi and were met by the manager. He took us up the lift to the third floor and checked us in. There are only two rooms and three suites. We were upgraded to a suite which was wonderful. The walls are all frescoed and the ceiling is carved and painted wood. The bathroom was modern and the a/c worked well. A delicious breakfast was served in our room each morning.
This property is right in the center of town and close to everything. It is an easy 10 minute walk from the train station. The car rental agencies are a twelve minute walk, so it is easy to explore Tuscany from here. We would definitely stay here again.
This hotel undersrands quality. The staff constantly went out of their way to make our visit enjoyable. I would give them 5 stars. Special thanks to every person on the front desk.
It was OK. Note: the photo is not of the hotel. The hotel is to the left of what is shown: our view was of the side of the church in the piazza shown in photo. We stayed in a room that was directly off the lobby: even with 2 doors between our bed and the lobby, lobby sounds could be heard. Also, breakfast for the two rooms off the lobby is served basically in the lobby which means that you're next to the front desk. Like being in a fish bowl! No issues with the room itself.
With the exception of the occasional mid-afternoon quarreling lady in a unit below the hotel, it was a fabulous stay. The room was luxurious, the bath was modern with a great walk-in shower for two! The location is in the center of town across from the Chiesa di St. Michele in Foro.
Excellent location. We had lovely room. The only downside was the breakfast. 2 problems: exactly the same breakfast every morning with no choices (though you had a choice of yogurts!) We were only ever offered one cup of coffee. The main problem with breakfast was the location of it - on the edge of reception area (they called it the balcony) where the owner continued with his office duties - answering the phone, typing on his computer - a bit strange really! There were 2 rooms in the hotel and we both ate breakfast in the reception. There were also 3 suites in the B&B and they had breakfasts in their rooms which would be much better.
Going for a night in Lucca from Siena was a very last minute decision (9am Sat morning for that night). The night we went was the 10,000 candles evening - basically the town is sold out, parking is almost impossible. We found this hotel (had several choices) liked it because it was in the center of town and price was fair. The "hotel" is on the 3rd floor of a building - with the only ID a door bell next to a solid wood door. Up to the 3rd floor by glass elevator. Roberto was excellent as was Paula - helped with dining reservations, where to watch the evening festivities and fireworks. Breakfast was great - just be patient - if you 'open' your door - it could be a while before it arrives. AC - Satalite TV- free wireless internet - mini bar - bottled water - excellent bathroom with walk in shower - your own key to the front door (feels like home) - unique and perfect. One small (and for us one night very small item - no room safe. I did not enquire - what they might offer. We will be back.
We booked a suite, expecting just a larger room, but were led to chambers encompassing a capacious sitting room, canopied bedroom, and large WC, all with 20-foot ceilings. The furnishings were old, but comfortable and appropriate to what really was a palace.
The hotel is perfectly located, on Lucca's main square, close to historical sites and shopping.
The palazzo looks out onto the main square and is ideal as a base to wander the streets of Lucca. Roberto the manager cannot do enough to help. If you have the choice stay in one of the suites they are great
We had a pleasant overnight stay. Roberto the agent/reception staff was really helpful and recommended an excellent restaurant for us. We did struggle to find the hotel and because cars are not allowed in the centre of Lucca it made our drop off difficult. Very nice room with original features in a traditional old building. Ideally located.

Don't rely on a taxi booking
Hotel is in a good position, is quirky. When we arrived our taxi driver spoke into an intercom to get us access into a long alley-like entrance hall. We were not given any advice by staff and so we went up and down in a lift looking for the reception level however the room was fine and indeed we were told we were being upgraded to a suite by a lady who was pleasant. This was comfortable, roomy but quirky. There were no coffee sachets in the room and the milk from an open carton (in a mini fridge) was off. The air conditioning wasn't particularly effective. The bed was comfortable. Because we were leaving at 7.20 to catch a train, we had emailed earlier to ask if breakfast might be provided as something left in our room on the night of our arrival. No response came to the ealier email request BUT we were offered something - museli and a bowl of milk. Unfortunately the milk turned overnight in the fridge. This was all very disappointing especially since we had been used to very full breakfasts in our Florence hotel over the previous week.
The biggest concern was the unmanned reception. We had asked twice to ensure a taxi was booked for the train station the following morning (to catch a train / subsequent flight). We were told this would be done but the taxi did NOT arrive. Because reception was unmanned at 7.20, the square was almost deserted and there was no taxi stance nearby, we had to run around in a panic asking unhelpful cafe staff / shop owners to help us get a taxi
We stayed in an absolutely gorgeous two room suite in the Palazzo Rocchi. The rooms were beautifully furnished and the staff was very helpful. Wonderful location in the center of Lucca.
Had the most excellent stay at the Palazzo Rocchi would highly recommend a stay here and would definitely like to go back there. We were so lucky to have an upgrade to a suite which was stunning. Amazing hotel and lovely people who run it. In an ideal location for everything! Staff were more than helpful if you needed any advice especially for all the wonderful restaurants. So many lovely things to see and do in Lucca or a wonderful base for visiting other areas. Cannot recommend highly enough.
Excellent room located in a Palazzo. Room was small but very nice and comfortable. Lovely living room for drinks. Breakfast was small compared to other Italian hotels.
Palazzo Rocchi is perfect. The location is amazing, right by San Michele. Lovely shower room, excellent decor and comfortable chairs. Spacious and airy. There's a hall where you can keep your hire-bikes. The breakfast arrangements are good. Very friendly, helpful staff and owners. The only downside was the breakfast itself: a lovely looking spread of food but none of it particularly delicious. Good coffee though. Ignore the breakfast, enjoy everything else about this hotel.
The hotel is a little hard to find because it is simply a door to the street with a discrete sign on the wall. It is possible to drive quite close to the hotel to drop off your bags and there is a lift! We parked the car for several days in Lorenzo (?) which is a short walk away. We stayed in the Tower Suite which had magnificently painted ceilings, 2 large windows overlooking the square and was beautifully appointed. The location of the hotel in the old city cannot be beaten and both Roberto and Paola were helpful and delightful.
Esperienza decisamente positiva. La struttura é al terzo piano di un antico stabile, molto ben ristrutturata. La sensazione é quella di abitare in un palazzo d´epoca, in pieno centro cittadino, e non di essere in un hotel (seppur B&B). L´accoglienza di alto livello cosiccome la colazione, servita nel salottino della suite da una gentilissima signora; colazione ricca che include focaccine con prosciutto e formaggio e pomodoro e mozzarella oltre a yogurt, cereali, fette biscottate, biscotti e croissants. Senz´altro un posto da ricordare e da ritornarci.
