Dining was excellent, room furniture and carpet needed replacing, on suite poorly designed but clean, noisy due to entertainment coming from function room.
It's a great location but this hotel isn't just tired, it's ready to check in to any of the numerous care homes nearby itself. The whole place feels like it needs a good clean. From the extensive dust on the top of the rotating entrance doors to the stains on carpets in the room, doors falling off cupboards and water stains on the walls (and we were staying in their best room called the Chairman). This old dame needs some TLC not only to justify the prices but to keep herself breathing independently.

It would have been excellent except for the 50th birthday party below our room going on until midnight
No early night we were told we should of been advised of this function when booking
The hotel is very expensive, it is however in an excellent position close to amenities. The fiixtures and fittings are very dated and the service leaves much to be desired.! I found the receptionist quite rude on check in and the bar staff are too busy chatting amongst themselves to serve customers. Towards the end of the evening we were made to feel we wee overstaying our welcome (at about 10.30) I was just overall disappointed with the stay.

Lytham St Anne beautiful place to visit, Lytham Hall, beautiful Georgian property worth a visit. Clifton Arms clean hotel, excellent service, good food.
Had a 1 night stay at the Clifton hotel, location was superb for our trip as we were visiting the Lowther Pavillion to watch a Tom Jones tribute act. Room was lovely and spacious, a bit on the warm side. We could have done with a fridge and a safe in the room. Breakfast was lovely, staff very friendly and attentive. Would definitely return.
