Hey, thanks for checking us out and welcome to our little corner of old England in New England. Our historic, sprawling farmhouse built in 1792 can comfortably sleep 24-25 people in 11 bedrooms (with 10 bathrooms). With over 5500 square feet of airy, light-filled living space, it offers two family rooms, two dining rooms, a screened deck, and a three-season porch with table tennis. The property is perfect for large groups such as wedding guests, family reunions, and retreats.

Formerly a bed & breakfast, the farmhouse is decorated with antiques, natural fibers, sunlight, exposed brick and timbers, clawfoot tubs, and wooden floorboards. Despite nods to modernity such as whole-house wi-fi, a smart TV, a few jetted tubs, and a large well-equipped kitchen, the house manages to retain the relaxed vibe of an era long ago. We love playing board games, being outside, and roasting marshmallows around the fire pit whilst gazing at a sky full of stars. It's generally a chill vibe around here.

But that doesn't mean there isn't plenty to do! The public boat launch into Lake Winnipesaukee is one mile down the road (with plenty of room on the grounds to keep your boat). Set in ten acres of apple orchards, woods, and lawn, the farmhouse offers the peace and quiet of country living, with the convenience of nearby shops and restaurants. Approximately two hours drive from Boston, the house is located in Moultonborough, directly opposite The New Woodshed, three miles from Castle in the Clouds, five miles from Bald Peak Colony Club. Leaf peeping in autumn (Sept Oct) is usually outstanding. With both a pond and a stream on the property small children need to be closely supervised at all times.

Nearby attractions include: Squam Lake; the towns of Meredith, Wolfeboro, Sandwich, & Tamworth; hiking in the Ossipee and White Mountains; alpine and cross-country skiing; antiquing, leaf-peeping, boating; Tamworth Distillery, Remick Country Farm, The Barnstormers Theatre, The Winnipesaukee Playhouse, The Loon Center, Weirs Beach, The Kancamagus Highway, Franconia Notch.

If pristine perfection is what you're after, this is not the place for you. If you're more into quirky, comfy charm - then you’ve found your home away from home at the orchard farmhouse.

Family Weekend
We rented this beautiful farm house over the MLK weekend! Everyone absolutely loved it! Especially the authentic woodburning stove, it kept us cozy all weekend! Lot's of space for everyone to do their own thing, read, play games, sit quietly in front of the working fireplace in the living room. Would highly recommend this for any large group, plus we could bering our 2 loveable dogs!

This was a great property for our group. Lots of space allowing for privacy when needed. We did not it get a welcome email from VRBO about the property, so we didn’t get the door code, after multiple requests, until shortly before we arrived. The door handle was broken, but the caretaker fixed it promptly. We did appreciate Cliff’s help during our stay. The kitchen was not as clean as expected, e.g. coffee in the coffee pot, grease on the stove.

We had a wonderful stay even if it was way too short. The town of Moltenborough and adjoining towns are absolutely beautiful. Our wedding was in Sandwich. Everything was so close to the house even going out for a bite to eat or a scoop of ice cream. The beds were very comfortable and the rooms were well appointed, the kitchen was such fun as it was just true old farmhouse. We so enjoyed seeing the well all lit up through the floor and picking apples was a real treat. There were 10 of us total

Orchard Gathering
Staying here was so much better in so many ways than staying in a hotel. Everything went so smoothly. The entire family, 2 generations were together under one huge roof. The highlight was gathering around the fire pit during the evening after the 3 days of wedding festivities. Thank you very much to the hosts for helping 23 people have wonderful lifetime memories.

Olde Orchard Inn - Perfect by every measure
Once again we had a perfect stay at Olde Orchard! We travel quite a bit and Tom and Shannon are delightful hosts who have created a retreat that is comfortable for every scenario. We filled up all the rooms and had terrific dinners and cookouts. You are a minute away from the Cup and Crumb for coffee, the Woodshed for a nice dinner and the Loon Center for a great and civil hike for the grandchildren. It is a perfect location. We already are looking at next year! Thank you for sharing your house with us!

Excellent Property for a Big Group
We had a family reunion here and had a great time! The home and the grounds were absolutely beautiful. There was amazing attention to detail to make the home that made it cozy, fun, and inviting for all. There was plenty of room for 23 people to spread out and relax and talk. The kitchen was well stocked and the three dining tables provided a place for everyone to eat and do puzzles. We had a week-long rental and were allowed access to the laundry room, which was a lifesaver for both our international family members and those with kids under 3 who traveled in from California. The well was a highlight for the kids; they’d check on it every day!

Fantastic Farmhouse
We thoroughly enjoyed a family get together with ages 2-84. The house was spacious for all of us yet still cozy. All bedrooms had comfortable beds and were well equipped. The kitchen was stocked to be able to feed all 24 of us. A unique property and a perfect place for a large group to enjoy the area - or simply stay at the farmhouse to enjoy the beauty of the house and property!

Fabulous house for a gathering
This is an amazing house in a great location, perfect for a group stay for a wedding or a retreat group like mine. Lots of room to spread out, comfortable bedrooms, big gathering spaces inside and out. The vibe is casual and comfortable, with everything you need to make yourself at home. Perfect place for weddings nearby at Bald Peak, Castle in the Clouds or even in Wolfeboro if you hire JCN transportation to drive you back after a reception ( drinking). Also close to Meredith, or even a wedding at Rockywold Deephaven on Squam ( again- hire a driver!). We used the house for a retreat for women 55+, and we loved the two dining rooms and two living rooms. Shannon was a wonderful owner to work with and her cleaning crew was responsive to one request. There is a property manager on site in a different house, which is also nice if something comes up. We are using this house again in October for another women's retreat, and I can't wait!

Our stay at Olde Orchard Farmhouse made for an amazing wedding weekend. It's less than 10 minutes away from Castle in the Clouds. The owners are great people and very helpful. The property fit our entire wedding party and a few family members. We used the spacious inside and outside all things wedding prep (make-up, hair and pre-wedding photos, etc). Highly recommend- especially if your getting married in the area!

We loved the house and our stay here. Perfect for a large group. Beds and window ac units provided a great night sleep. Even though the main house doesn’t have ac, it was surprisingly cool inside. Perfect location for wedding at Castle in the Clouds!
I booked this for family and friends to stay at for my son’s wedding at the Castle in the Clouds. The space was perfect! Multiple seating areas allowed for various groups to have time to visit. Our host, Shannon, was very responsive to questions regarding our upcoming stay. The configuration of the room layout ensured each room felt private although we had a full house. And the ping pong table was a bonus for the children staying with us. Thank you for making our stay so nice!

Long weekend wedding
My extended family stayed at the Orchard Farm for a wedding at Castle in the Clouds. Everything was perfect! The property manager was there when we arrived and he gave us a wonderful tour of this incredibly well maintained property. There was more than enough room for our party of 24, the kitchen had everything we needed and the bedrooms were all very comfortable. The grounds were immaculate and despite some drizzly weather we enjoyed exploring the area around the farmhouse. We loved learning about the history of the orchard from the scrapbooks that were left in one of the sitting rooms. We would highly recommend this property!!

My family members and a few good friends stayed at Olde Orchard Farm over our daughter's wedding weekend at Bald Peak Colony Club (approx 10 minute drive). Although I did not stay there myself, my family and friends raved about it! Lots of room to spread out, great kitchen, wonderful property to walk about, convenient to Bald Peak, Center Hzarbor, etc.

Fabulous stay
we rented this for a group of 30 year-olds for a local wedding. The group (many of whom had not seen each other in years) were very excited to be there together. they really enjoyed the multiple lounging areas and the group of former college athletes loved the ping pong table. the location was great too, as it felt very remote and in nature, but really they were just a short car ride away from stores and activities. Overall, they loved it!

Beautiful, well maintained property!
We rented the property for a number of our “out of town” relatives, who were in NH for our son’s wedding. It was perfect! The inn offered enough rooms to provide everyone with some privacy and large enough common spaces for all to be together. The check in and check out process was very easy…which is always much appreciated.

Epic Wedding Weekend
My husband and I cannot even fully express just how wonderful and magical this property is! We were able to have our entire wedding party and their partners stay with us and we had the most amazing rehearsal dinner and day after wedding bash! Cliff the property manager was absolutely fantastic and helped us put on an epic backyard concert. He was so friendly, kind, and accommodating! Our friends and family can't stop raving about how special of a place this is and we are all already talking about booking it again for a reunion. I have never felt so comfortable and welcomed anywhere I've ever rented or stayed. If I could give this place 10 stars I would do so in a heartbeat. It 100% MADE our wedding weekend and we are so thankful we were able to stay here!
