Summary: This listing is for our upstairs "Loft" units. PLEASE be sure to read the entire description. We have a no questions asked refund policy. If you are unhappy about anything during your check in or stay, we will refund you 100% of any unused nights.

These units have two rooms—one downstairs, one upstairs—neither are enclosed. There are two queen beds and a murphy pull out, as well as the couch which pulls out to a bed. This unit can sleep 5-7 max, but we only allow a max of 6 guests. These units are generally booked by groups and have had a lot of turnover. The furniture is less than 5 years old but starting to show its age. These units are very popular for the full-size kitchen and floorplan. Our most common complaints are noise from neighbors, signs of prior pets, light deferred maintenance, neighborhood off the freeway, occasional pests like ants during the summer months, and the locks needing battery changes. The carpet is showing its age and may have varying levels of staining. We are changing over to hard flooring over time, but your assigned unit will most likely have carpet. Guests have generally been pretty hard on these units and there may be varying levels of deferred maintenance. The pics are generally representative of the unit, but please do not expect a perfectly renovated hotel-style luxury unit. Do expect a comfortable and safe unit with everything you will need for your long-term stay. We are very responsive and if you have any issues during your stay, we will be here to help.

Welcome to Metro PHX. We specialize in all-inclusive living. This listing is for one of our rare and most popular Pet-Friendly LOFT floorplans, which sleeps 6 comfortably. We are a unit community (converted from former 4-star Marriot Residence Inn) with all rooms remodeled with features such as granite countertops, stainless steel appliances, commercial-grade carpet, and designer furnishings. All of our kitchens are fully stocked, and the living room couch folds into a queen-size bed. You will enjoy Cox cable with a premium package and broadband internet. All windows are fitted with blackout coverings. All bathrooms have modern granite, and showerheads are high-pressure. Please note that we are not a hotel and do not provide daily maid service, renewal towel, or linen service beyond the initial setup. We do not provide refills of toilet paper, dishwasher soap, or any other supplies. We do provide cups, utensils, and most kitchenware. Please expect to make a Walmart run during the first week of your stay. There is not a washer and dryer in your unit, but there is a washer-dryer facility onsite. Check-in is completely contactless.

Things to know: We are in an urban Phoenix location, and you will experience all the good and bad that comes with being in a central downtown urban location. This means you may hear freeway noise, see homeless people at the freeway exit, etc. We do have full-time security onsite and do not have issues, but if you are highly sensitive and expecting a rural or suburban experience, this will not be for you. All of our LOFT units are upstairs exterior entry, meaning there is an exterior door entry to get directly into your unit. Although rare, this also means there may be noise from neighbors, doors shutting, or upstairs noise. You may also smell marijuana or cigarette smoke if a guest is breaking the rules (this is a problem statewide after marijuana legalization). We strictly enforce a site-wide non-smoking policy, but there have been guests that break those rules in the past. If you are highly sensitive to the remote possibility of smelling smoke, then this may not be the rental for you.

Amenities: Our grounds and amenities are unmatched and feature a sparkling pool, built-in BBQ with outdoor tables, sports court, gym, and business centers (small and large gatherings). Dog park, sports court, BBQ, Firepit, and clubhouse are all onsite.

Location: We are about as central as you can be in Phoenix. Right off the 17 freeway, you will be 15 minutes from everything including the airport, Camelback corridor, downtown, Tempe, and Scottsdale. Please keep in mind that there may be freeway noise on the grounds, so if you are very sensitive, you may want to consider another option.

Fine Print: This is a pet-friendly rental under specific conditions: we accept one pet with a maximum 30 lb weight limit. A second pet is allowable under most circumstances if the pet is mature and trained. We do not provide daily maid or linen service. Your room is cleaned before you check in and after you check out only. We do not provide shampoo, toothpaste, etc. We are focused on longer-term stays of 5 days + but we do host for 2-day stays. Shorter-term reservations can only be made within the same week of travel. Our internet speeds vary. We subscribe to Cox 1GB, but there are many factors in the speed our guests will receive at any time. We provide no guarantees and do not reimburse for downtime. Please note we do have ADA-accessible units and can provide them, just let us know in advance. We are 100% self-check-in, and you will receive a code for your door 2 hours in advance of check-in. Our location is 8242 N. Black Canyon Highway, Phoenix, Arizona.

Our complex is clean, secure, and 99% of our guests have a fantastic stay. When we do get negative feedback, it is usually from a guest that stayed 3 days or less, larger families, or mismatched expectations. We would like to set expectations and be very forthright. Here is our best attempt at full disclosure:

Pictures of the complex were taken in June 2021 and are recent, BUT our photographer is great, and some guests have said the pics look better than reality.

Phoenix is in the middle of a homeless/housing crisis. You will see homeless at many of our iconic locations, including 101/Frank Lloyd in Scottsdale, 101/Warner in Tempe, etc. We are not immune, and our location is certainly not A+. You may see homeless people at the exit to our complex, on Frontage Rd, etc. We do everything in our power to control this, including security on site, but this is a fact of life in Phoenix. We have had out-of-state guests that did not appreciate this site.

This is a 168-unit complex, and we are generally always booked up. We screen our guests and tenants and have a no-smoking, drug, and public alcohol policy that we strictly enforce. Unfortunately, people do not always follow the rules. We have had to cancel reservations due to smoking on the property, and this happens.

Our 1bd and 2bd units are in interior corridor space. This means that you may hear noise from the upstairs neighbor, domestic abuse situations, and guests leaving trash in the hallway. We have strict rules and processes for keeping everything clean and civil, but things can happen.

The bottom line is if you are expecting a quiet, off-the-beaten-path bungalow B&B, this is not it. We are clean, modern, and affordable with fantastic amenities. Our units are professionally cleaned/sanitized, and we have an on-staff office and maintenance to address all guest needs. We care about our guests and the guest experience and have overwhelming positive feedback.

What was right- Reception at arrival was friendly and helpful. What was wrong-A pet fee and a pet sanitation were charged but not disclosed prior on the website during reservation. I booked early to secure a better rated unit and we were place in a unit that smelled like human urine. The entry lock had more buttons missing than there. The kitchen was poorly equipped. The ice maker did not have a tray to capture the ice being make. There was a cockroach in the kitchen. Where you see 1 cockroach there is always more. There were 3 mugs in kitchen no glasses. No coffee of any kind. No toaster. The rug was very dirty. Wall paper was ripped in various places. The sofa and the chairs were badly stained. The floor lamp had no shade nor bulbs. The downstairs closet door was off the track and trim was broken. The window had 1 darkening panel and 2 sheers. No towel rack in either bathroom. The upstairs tub was either stained or not cleaned. The shower floor was slick and there were no mats in either shower, quite dangerous Tub doesn’t drain so by the end of your shower you are standing in the dirty water. The faucet came off in my hand. No hand soap in bathrooms. Premises wet not well kept, cigarette butts and trash everywhere. Smoking smell came in from adjacent unit. Had trouble getting into unit that evening the man working front was not helpful or kind.
