Very pleased with our studio apartment, which was about 5 minutes' walk to the lovely clean sandy beach (which you pay for through Reception: 12 Euros p. day for 2 people giving you 2 deck chairs and a parasol). The Tirrenia beach club has a cafe and toilets, plus showers on the beach. Beverly Park Residence is v central, close to restaurants, shops and the bus stop where you can catch buses to Pisa. The nearest supermarket is the Co-op, about 10 minutes' walk away; we bought provisions to make some tasty dinners - I recommend the Tuscan sausage - delicious in a tomato pasta sauce. Our favourite restaurant was Il Toscano, by the petrol station. The staff at Beverly Park are great; they are really helpful and speak good English; they replaced items missing from the kitchen within a day. If you need a taxi transfer to/from the airport, they can arrange it (35 euros one way). Only downside is the open-air restaurant across the road which plays loud music till late, not the fault of Bev Park; bring cotton wool for ears. It was a very pleasant 8 days' stay and we had perfect weather in September.
