Very nicely located around all the attractions. Staff greeted us when we arrived and had our room ready before check in. Lovely and very pleasant. Clean and spacious compared to other places we have stayed in Rome. A lot of shopping available safe area and many great restaurants around.

Great location

Great location but was a bit of a nightmare we never noticed that the guesthouse is only open during certain hours but with a bit of back and fourth they managed to help us out. Balcony was great!

Perfect room great price

Beautiful corner room just as pictured. Extremely clean. Equipped with Nespresso machine, hot water pot, and mini refrigerator and desk. Lots of space plenty if hangers. Appreciated the large size towels too. Can’t beat the location. Will stay here again.

Worst experience

This property is a private apartment building that is locked; there is no reception at all. The owners misrepresented the situation, made no arrangements for me to gain entrance. I stood out in the rain ringing the bell for 15 minutes; nobody answered. I only got in to the entryway because somebody came out of the building. The elevator was broken, I walked up to the fourth floor where the property was supposedly located; all the doors were locked, no one responded to knocking. After an hour, of waiting, asking next door, trying contact through the Hotels.com app, I was finally forced to drag my luggage in the rain to get overcharged at a nearby hotel. The owners never apologized for this, expressed no concern for the experience, and refused to help me with a refund, stating I had to deal with Hotels.com/Expedia for that. When I tried that, the chatbot said the refund needed to come from the property, then disabled the chat. Sad that such irresponsible people are taking people's money, and that travel sites work w/ them.

DO NOT TRUST THIS OWNER! Absolutely horrible customer service! The air conditioner and WiFi did not work when we were there. We called multiple times and were promised it would be fixed the next day. The woman outright lied to us and when caught lying she kept hanging up on us. We finally received an email from the hotel saying we would receive some type of refund. We followed their instructions for a partial refund and then they acted like they knew nothing about this when Expedia reached out to them. When we got home we followed up multiple times with Expedia and they said the hotel would not refund us anything despite an email directly from the hotel which I still have. IF THE OWNER WANTS TO MAKE THIS RIGHT, I WILL RETRACT MY REVIEW IF YOU FOLLOW THROUGH WITH YOUR PROMISE TO REFUND US SOME MONEY. We were there October 2-5, 2024.

STAY AWAY!!! Communication is HORRIBLE. NO Parking. We had NO HEAT. Called and was told someone was coming then no one showed. Called again and again and my calls were not answered. Tile floor in bathroom was moldy. Hairdryer didn’t work. Had to give 3 separate couples trying to get access for their stays the number for this place so they could get keys. The location and cuteness of the place is NOT worth the aggression and stress.

Domus Spagna Frattina was a great space to call home. Great location. Restaurants close. Morning Coffee & roll or sandwich to carry out or enjoy at counter or table. Taxi area just a 3 min walk. Our room on 4th floor. There is a tiny lift very helpful if you’ve got luggage. Bathroom spacious. Area for tea/coffe & small refrigerator for beverages. Luca the prop mgr prompt, helpful. Arranged my car pic up for transport to airport - very reasonable & reliable too. My room had a french balcony I really enjoyed. Quiet in the evenings. Safe. I would highly recommend.

Great location in the center of Rome. Hotel is on 4th-5th floor of an apartment building, but there is a very small elevator. Property manager Luca was very friendly and helpful. You’ll need to make arrangements beforehand to receive keys as this is not a staffed hotel. A/C worked well; however we did have a small water leak during a rain storm. Overall pleasant experience.

The AC wasn’t working, we were provided a fan, the garbage can in the bathroom wasn’t emptied prior to our arrival, the bed & pillows were not comfortable, the room was on the 4th floor & the lift wasn’t working when we got there. That issue was remedied quickly though, the room was much smaller then anticipated. The staff was accommodating though so that was a plus

Really amazing hotel room with beautiful balcony views and a little fridge, three blocks from the Spanish Steps and close to the Trevi Fountain so we were able to visit both everyday. I would definitely stay here again as check in was easy and so was checkout (just leave the keys on the counter when you leave). They were also able to call a car for us on the day we left that took us straight to the airport really early in the morning, it was 75 Euros cash and the driver was early and helped us with out luggage. The bed itself was comfy (and there was even a cute little space to hang out and read and look out the balcony!

Do you know why the streets of Rome are so clean? Read on…there is no on site staff or service, which would be fine if there was a commitment to service. After sending multiple unanswered emails and hang ups when we called directly, we checked in after an 1.5 wait outside the property with all of our luggage. Once we were checked in, we were shown our room. It was small but manageable. We had paid extra for a balcony which we discovered fit two people standing only. There were flower pots filled with cigarette butts. All of this was not amazing but manageable. Then the AC stopped a few mins after got there. The staff person was still on site so we asked and he said it would be on in 10 minutes. We went out and when we came back the staff person was still there and said he was waiting on the AC technician - on a Saturday night at 10pm? Doubtful. We went to bed and left the balcony window open. During the night the garbage trucks, the recycling trucks and the street cleaner cleaned up the streets of Rome under and near our room 😂 Since the first night we did not see or hear from a staff person. We emailed 3 times, asking for an update, a fan and to advise the wifi was not working with no response. after multiple calls someone answered the phone and said they would be at the property in 20 mins. We did not see anyone.I have never left a review but this hotel (or whatever it is) is madness. We haven’t slept in 2 nights. Btw the elevator fits 1. Location is 5 stars.
