This property is actually a shared apartment. With three tiny rooms… There is no parking and breakfast is a pack of cookies and an ancient espresso pod machine. It had The worst mattress ever! It Had indentations and the springs are horrific. Very poor stay. When I searched my stay to put in a complaint I also noticed not on my profile and I booked in Canadian dollars as always but charged usd ! So even paid a lot more than I thought for this property! ! Terrible experience!

Just a terrible property, worn down, over priced, tiny rooms, awful location and staff seemed indifferent to their guests. Smallest shower I have experienced in 40 years of traveling. The only reason this place is in business has to be it’s close location to the hotel.
Suggest travelers look a bit further from airport and get a nicer place with a good shuttle service to FCO.
I paid additional 60 Euro for transportation
They charged my adițional six dollars cash they call it tourist tax

With total cost of $150 I could get a better hotel room with breakfast and airport Shantel
Positives: The place was a decent size, and the landlord gave us (we paid him) a ride to the airport. Negatives: second storey up, but terrible neighbouhood. People (probably on drugs) were screaming loudly all night, not allowing us to sleep prior to leaving the country the following day. In the shower, we found a couple of hairs, and the soap supplied for the shower was cheap DISH soap. The family living upstairs had a child that was thumping uncontrollably while we tried to sleep. One of the night table lamps was broken and could not be used. The breakfast was old packaged bread stuff...not tasty at all. We would not stay there again!
The place was eccentric and a wonderful value. However, the proprietor is not on site, so be sure to be as specific as possible about your arrival time.

Low expectations
It was a B&B that served plastic wrapped biscuits and coffee machine coffee for its "breakfast". the room is as basic as it gets. Worth it for a night before you leave Rome and close to the airport but thats about it. Have low expectations. This place was $60 bucks a night at best, not the $83 (dollars) plus 3.5 Euro a night per person per night Rome fee expected on check in.
Americans without phone service, had to have a neighbor call the owner who then came and let us in the property.. Then he tried to make me pay for the room again, claiming he had not been paid by Expedia. Building next to us had two big dogs, one german shepherd who barked 24-7. The water for the shower was luke warm and no plug for the bathtub. Has a elevator lift that will fit one normal sized person, unit located on the second floor. Free parking was street parking when I returned at 9pm I had to park two blocks away.
Just for a place to sleep is great. The place is really close to the beach which is really beautiful. The person in charge of the place is so nice amd sweet anything you wanted he would give, but he only knew italian so a little language barrier, but had a daughter who spoke to us through the phone in english. So overall it was great.
We got this hotel because we read reviews saying it was close to the airport which is what we needed for an early morning flight. The only catch here is that it takes multiple modes of transportation to get there or a 40 Euro taxi. We got to the "hotel" that had a sign for a B&B. Not knowing Italian we got our cab driver to phone the number. Turns out the address given was the wrong one so we haul our bags back into the taxi and drive a bit more. Both areas are run down, graffiti everywhere and just not great area (especially for 2 young women which we were!). The owner was there but didn't really know much English but we got by and he was very friendly. He said taxi's are usually 45 euro to get there from Rome. He then said he'd get his daughter to drive us the next morning for 30 euro. We ended up doing it because we didn't know how to get a taxi at that hour or know the actual address. On a positive the rooms were clean although no air conditioning. Breakfast was pre packaged stuff. On a whole would never go here again because of location and how much it costs to take a taxi for a 10 minute drive. Save your money and stay in Rome!
We were taken to another B & B, which was in an undesirable part of the area... Felt unsafe.. Room was near the front door and staff and other guests were extremely loud and inconsiderate of the other guests.
1) Apartment building is located in a residential area, far away from amenities, i.e.: restaurants, etc.
2) We had shown the property manager our itinerary confirmation that we had prepaid for the room. He aggressively continued to dispute our records and demanded we pay him cash or he would not allow us to spend the night. Another guest advised us this property manager had a similar dispute with someone else who had prepaid for the room.
3) Our reservation was confirmed for a queen bed; we were given two single beds.
