Other things to note
► This is the main house of the property. There is a separate unit on the north side of the property which may be occupied. There are no shared spaces or access. The unit has its separate entrance.
► Children with parents are welcome BUT note that the house is NOT child proofed in any way.
► There is no fence between the back of house doors and the pool/jacuzzi.
► Please, watch your children closely in the pool, and swim at your own risk.
► In ground trampoline guidelines call for 1 person at a time.
► House is situated on open space therefore wildlife may come on the property from time to time. Please respect the wildlife. Keep your distance and view them inside of the house.

NO REFUNDS - Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable.

No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible.
- Please respect check-in and checkout times.
- Primary renter must be over the age of 25.
- The maximum occupancy for the property may not be exceeded at any time.
- Host may request a photocopy of the renter's ID for verification before check-in.
- All rentals with 28+ nights require a rental agreement signed naming and identifying all adult occupants (must present valid ID).
- We DO NOT allow bookings longer than 28 nights.
- This is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter.
- Maintenance/Vendors schedule: we are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay. While we expect the schedule days and times to be Thursday or Friday weekly for Pool/Hot Tub maintenance; every other Sunday afternoon for Landscaping maintenance; once a Quarter for Pest Control maintenance - that can change without notice to us. Guests should understand that such vendors must be able to access the home as well as service the property so we request that our maintenance teams are not turned away if they should overlap your stay.
- Absolutely no parties or loud music.
- This is a NON-SMOKING property.
- NO animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow. Emotional support animals are not permitted except as authorized pets. You agree that a prohibition on animals is not a guarantee that an animal has not been inside the Property or that the Property is free of animal or pet allergens. If pets were to be brought without our consent and knowledge, guests will have their reservation canceled immediately.

You must also acknowledge - safety and property considerations:
- Pool/hot tub without a gate or lock: There is no fence between the back of house doors and the pool/jacuzzi. Please, watch your children closely in the pool, and swim at your own risk.
- Heights without rails or protection
- May encounter potentially dangerous animal: House is situated on open space therefore wildlife may come on the property from time to time. Please respect the wildlife. Keep your distance and view them inside of the house.
- Play structure: In-ground trampoline in the backyard. In ground trampoline guidelines call for 1 person at a time.
- Must climb stairs: Stairs that leads up to the second floor and one flight of stairs on the backyard.
- Amenity limitations: Living room doors to outside will need to remain closed and locked at all times due to uneven wood floor which does not permit door to open all the way.
