If the beds were comfortable I would rate 4-4.5. Most important aspect for me, when traveling, is a good night sleep. Old King mattress was bad. And the sofa pull out mattress, my son "slept" on was unacceptably uncomfortable, unless you enjoy sleeping on bed springs with no padding. I like the upgrades you are doing to the property, but for goodness sake, upgrade the mattresses asap! Good breakfast and very friendly staff.

This location is a deflagged Hampton Inn. One of the weird designs from the 90's that simply did not work. The grounds, public space and exterior entrances need some attention. It's just tired. However, the team is AWESOME and make up for what they cannot control. Every interaction from guest services to housekeeping was superb. They made the stay. Please fix the side entrance that does not lock...big security issue. Our room was spotless. The hallways were free of debris. Breakfast was minimal but did the job. I hope there is a reno in this locations's future.

South Bend Hotels absolutely know that they have cornered during college football season… needlessly expensive for a meh hotel… but that’s what happens for ND home games

My wife and I checked in and everything looked ok. The ice machines did not work on the 3rd or 2nd floors. The first-floor ice tastes of mold. At bedtime I let my wife fall asleep in one bed. I stayed up a little later. When I pulled the covers back on the other bed there was hair and debris. I knew they had not changed the bedding. It was late, so I slept on top of the covers and took the extra linens from the closet. I told the front desk in the morning, and they offered to come up and change the bedding, but we were checking out. I told them we would not be back, and they offered nothing. No tissue in the room. It looked like a place with lazy workers across the board. Sad.

The location to ND campus was great. The room was large and comfortable, but not completely clean. The faucet of the kitchenette was dirty. The wallpaper was peeling near the bathroom sink. The metal framing around the bathroom vanity sink and the bedroom picture frames were rusted. But none of these were deal breakers. Overall, we would stay again.
