Nobody likes too many rules, and we don't either! We try to be upfront so that there is no issue. Short Term Rentals affect the neighbors and communities around them. We must do our duty to protect our local residents, our owners, our homes, and the communities around us. These house rules are designed to make sure we comply with regulations and identify inappropriate behaviors that may cause tensions with our neighbors and other visitors. We want you to have an extraordinary experience with us and we share these rules up-front so that you can make an informed decision. We appreciate your understanding and your help so that we can continue offering these amazing lodging options and ensure everyone has an enjoyable experience!
-Guest will be required to sign a rental agreement to comply with insurance requirements. You can view a sample agreement on our website.
-Check-in: Any time after 4 PM; Check-out: 11 am. Unauthorized early arrivals or late checkouts are subject to a $100/hr fee.
-Parking Limit: 3 Vehicles. Please contact Bretton Woods Vacations if you have any questions.
- No Unauthorized Guests or Pets: Guest and pet count must match the number in your reservation. Please let us know if the number has changed. Unauthorized pets or guests are subject to a $300 fee and immediate termination of your stay with no refunds. Absolutely NO PARTIES without express authorization. The pet fee for pet-friendly units ($100/pet per stay) is not included in Airbnb quotes.
-Quiet Hours: From 10 p.m. to 8 a.m., please keep noise to a minimum. During the day, please make sure noise levels are low enough not to bother others, and never leave a barking dog unattended! No fireworks on the property. A $100 fee may be imposed for violations of these rules.
-No smoking inside the unit; $250 fee for violation.
-We are in Bear Country! No trash or food is to be left outside at any time; $100 fee for violations.
-Some of our homes are equipped with exterior cameras for security purposes.
-We have relaxed our cancellation policies. However, please note that there will be no exception to these policies, for no reason, no matter what the circumstances. Travel insurance is available on our website and from a variety of other sources; it is the traveler's responsibility to decide whether to protect their purchase or not. Due to contractual obligations with property owners, we will not be able to make any exceptions under any circumstances.
-Our homes are in rural locations in the North Country. We live in a beautiful environment surrounded by pristine natural habitats and share this land with a variety of animals. We do our best to ensure a proper balance between pest control and health concerns and appreciate your patience if a critter finds its way in. Our team is always available to come take care of it. To help prevent issues, please refrain from leaving doors propped open and avoid leaving food in open spaces which could attract rodents and/or insects.
- Rates are based on standard occupancy of 2 guests per bedroom. Additional guests, if allowed in the specific property, incur a $25/per person nightly surcharge. As long as the correct number of guests is provided at booking, this is included in the total rate shown at booking! Children under the age of 2 do not count toward occupancy.
