The B&B is actually a main building and then several smaller areas behind it amongst condos/apts. Owner was very nice and let us check in several hours early without charging us extra. He actually gave us the choice of the available quadruple rooms, one of which was newly renovated and 2 separate bedrooms with 1.5 baths (we chose that of course).
Room was serviced each day; not sure if they purposely waited to see useave but we were in and out and never saw the staff. Always plenty of towels, toilet paper and hot water, which can't be said everywhere.
There is breakfast for a fee (coffee, crosissants, etc) of $5 eur per person. Convenient, but can walk a block in one direction and have choice of 5 cafes for similar price or less.
A few things to note (not knocks on property but just so you are aware). The parking directly in front of property is pay parking. In Tivoli, blue lines are pay, white is free. There are about 50 free spots a few blocks away, but they're always full and locals pack the spots so tight you may not feel comfortable trying to get car out the next day. Parking is free from 5 pm to 8 am so if you are out most of day you might not pay much. Get the parking app so you can just set it from your smart phone. It's like 20 eur for a full day if you leave car.
Also, (again not a property specific thing) everyone smokes in Italy. It's like the USA pre 1990. We often smelled smoke if people in apartment below had window open to smoke right under us
