I really wanted to like this property. It's a 20 minute walk from the train station, (repack your bags so that you're only carrying as much as you'll need in Venice).
I paid for left luggage at a hotel near the train station, for two quite small bags, so that I only used a small backpack for my two night stay. It's murder trying to lug suitcases up and down the many, many canal bridge stairs.
The room was fine.
Here's the problem.... the bathroom has no towel bars. None. So taking a shower at night means that the towels will be wet in the morning. The only place to hang towels is over the shower doors. The shower is good, btw.
And, there is no shelf in the shower which makes it impossible to hold shampoo, or soap and use the shower. It's necessary to have even a tiny shelf to set down the shampoo.
The room air conditioning is good, but I needed to turn it off each night at about 3am. I got no sleep with it on, even with earplugs.
Breakfast begins at 8:30 which, in summer, means it's already hot outside. Had I known about the 8:30 start, I would have booked elsewhere.
However, on the day I left, the manager was kind enough to let me start breakfast about 15 minutes early so that I could eat something before an 8 hour train ride.
All in all... I won't stay again. I really like the staff and the location. But the lack of towel bars, no shelf in the shower, the somewhat loud a/c, and the late breakfast are a no, for me. I wish I could give it 5 stars.
