At 3 stars, this property has not had a single dollar spent on it over the last 20 years! Staff were lovely, but it was terribly over priced & very disappointing. Do not believe the photos.

I’m so glad we stayed here! The location is central and very close to all the shopping and restaurants. Staff are very friendly and helpful. Loved our room! I will definitely be returning to this place next time I visit beautiful Venice!

Beautiful rooms but very small so be prepared for that. A bit pricey for what you get, but Venice is expensive overall. Good hotel, friendly staff, very central.

Excellent staff. Excellent location. Excellent breakfast. Great hiotel in a lovely city. There was only one slight issue with our room (101) is that it was located right above the 24 hour reception and thus suffered from people arrivng/leaving late night or early morning from the noise they would create. Suggest if you are a light sleeper ask for another room. Saying that it was agreat hotel with great staff in a fabulous location

Not impressed with this hotel. Our room was tiny and very dark indeed. The bathroom wasn’t great either, even smaller and depressing. We asked to change room but they were fully booked. It was in a great location though

The room was extremely small....smaller than I had thought. Very hard to find if you are not familiar with the property. They did not know the day of my departure that there was a water taxi strike. I walked to the stop and waited an hour before someone told me about the strike. I had to walk to the train station with 3 bags of luggage. I would have taken a private taxi if I had been told.

It was fabulous stay, we had lovely room on 1st floor looking over the canal. Staff were friendly and in a perfect spot so close to the water buses from F Nove. Will stay again. Wifi excellent, breakfast good.

The staff was extremely accommodating and friendly. We had to move from one hotel to the other and arrived at 10:00 AM. Obviously our room were not ready since check out is 11 AM but we were able to keep our luggage there and go explore the city. There was a breakfast there, and since we were not going to be able to have breakfast the next day since we were leaving early in the morning they let us have breakfast the day we checked in. There was a nice rooftop terrace. If you wanted to have a glass of wine or something. We had wine waiting for us along with water , I can’t explain again how wonderful the staff was. The front desk is open 24 hours so someone is always available. The nice thing is they have the water taxi available at the hotel which made the experience to the airport a lot easier. They arranged for us to have a taxi in the morning to take us to the airport. This is definitely worth staying at.

The Hotel was a very nice place in a great neighborhood and the staff was top notch. Would have given the property 5 stars if it was not for the poor air conditioning in the room. It was hot in Venice and the air conditioning was subpar and sleeping was not good. Non-summer months this place would be a 5 star stay.
