Location is great, literally in San Marco Piazza, small hotel with unique rooms, I got room 6 and was very nice with small terrance overlooking San Marco's dome.

Stayed here mid September 2022. After reading some of the reviews I was a little concerned but was relieved on arrival. We arrived early morning to be greeted warmly. Shown to our room which was located in another building. The room was in need of some TLC but was clean. The bed was comfortable and had a good nights sleep. Someone had left a review about the hot water but if you leave the water running for a short while the hot water begins to flow. Location was great and after the first night got use to the bells.
Excellent hotel, very helpful friendly and approachable in a awesome location near St Marks. Decor was outstanding and to a high quality. Multi lingual reception. Overall would stay again
Room ok but no service desk which made checking in take forever and visiting a different hotel. Room in need of attention, loose electrical socket, washroom tap not working. Also room nowhere near the standard of the rooms in the photographs. Feel mislead and disappointed
The gentleman on reception was lovely, however the room was tired. Fixtures were not well maintained. Only had cold water when showering in the mornings meaning they didn’t have hot water on for the whole day. Electric point in bathroom was intermittent so I couldn’t charge my phone. And.....this is the worst bit...reception didn’t open until 11am!!! So when I wanted to check out and leave my luggage so I could go sightseeing they were shut. Had to leave my keys on the floor outside the locked reception door and take my luggage across town to a storage locker. Called the out of hours number (for another hotel) and was spoken to really rudely. I paid a fortune for a tired, dates, dark, noisy room with no hotel staff when you might need them. Shocking!
Checkout was not smooth. No place to leave keys that I could see so I left outside reception front door. I tried calling the “9” extension twice but they don’t pick up during late hours. Glad there wasn’t an emergency. I had to leave to catch the 5:55am water taxi. I didn’t care for elevator not being operable after reception closes. After long days of walking having to walk up and down 3 flights of stairs was annoying especially when I had to leave early with my luggage. I think reception should have the water taxi schedule if possible. It would have been extra helpful. I was told to go to water taxi station but again after long day I just wanted to go to room. TV in bedroom didn’t work well and was only able to get 2 channels. What was nice was at least having 24/7 access to hotel with keys. The room was spacious and equipped with mini fridge and a desk. Bed was big, clean, as was bathroom. Location was excellent in the heart of San Marco Square. Overall very nice stay. But the little things matter in hotels and those little things would have made such a difference.

A few issues
Convenient location and cold air conditioning. Nice sized suite for a small family. The beds were really uncomfortable. There were a lot of building maintenance issues, including a broken (and unmonitored) front door. There were no representatives from the hotel on the grounds from early in the evening until about 9am. This seemed like a security concern to me.
The location was very central, very happy with it.
There was a deficit of staff , it could have been managed better.
The room service breakdast was very generous and punctual.
Will definately stay here if i return to Venice.
It was like a Haunted house, my wife couldn’t sleep because she was too scared.
Mosquitoes were biting in the room. There was no Room service at all.
The blanket was too small that it could fit only a small kid. And we two adults had to share it.
My room was on 3rd floor and after 7pm the elevator doesn’t work. So you have to use 6263736383 stairs to go down and come up till 3rd floor.
I dont recommend this hotel at all. Thanks for reading.
This hotel was exceptionally disappointing, for just under €300 it was not a great experience and to be honest I would have cancelled and gone elsewhere if it wasn’t for Hotels.com non refundable policy ( still angry at this as should be refundable if not what advertised) but I can now understand why.
On arriving the receptionist was not very polite and we did encounter some rude behaviour on asking some basic questions regarding the room and the views which were shown on the website. The views were not as shown so pretty disappointing. Overall the facilities are exceptionally basic, no receptionist after 7:00pm, no real facilities, room just smelt of fried food so don’t open the windows as just makes it 10 times worse and although the room was ok decor quite bold the bathroom was a disgrace. The bathroom had a bath with a hole in it, no proper shower just an over bath unit, live wires showing with a bit of paper hanging over the cover and looks like it seriously needs updating as you’ll see in pictures attached. Additionally the beds were hard and cheap, tables were chipboard with table cloth covers, wardrobe different even have handles on them as they had broke off. For the money this Hotel is not good at all and to be honest I would struggle to justify €50 euros for it. Hotels.com you need to seriously review this as not what I feel is what your advertising.

Stay Somewhere Else!
When we first checked in on Saturday 10/06, the older gentleman at the front desk was rude and not helpful. We understand the buildings are historical and perhaps impossible to install elevators from the ground floor up to rooms but the inconvenience of Not having elevators nor a Bell Person to assist with the luggage is inconvenient and a struggle to lug your belongings up numerous flights of stairs with absolutely No assistance. Also, the front desk is Not on ground level so you need to haul bags up steps to check in then back down to walk across to another building and up 3 flights of stairs to your room. This should be public knowledge to better prepare those coming to the hotel. The hotel also had a stench coming from the toilets that spread through the corridors of the hotel. Not a pleasant smell. In the morning, they came to your door with an extremely heavy silver platter filled with continental breakfast - hand it to you at the door - and expect you to carry it in the room yourself. The young blonde lady would not carry it in the room for you. Also, the door to the main front entrance of our hotel, ground level, did not securely lock; the hardware to place the key in was totally disassembled leaving a gaping hole in the wooden door allowing anyone to enter without a key. So much for security! The ONLY good thing about the hotel is the Location! WiFi Never worked! Lack of security and cleanliness throughout the establishment was unacceptable for the price.
