The Space:
Escape the hustle and bustle of city life in this stunning retreat, just 50 minutes from Sydney's North Shore which is 96 kilometers in distance, nestled in the beautiful Yarramalong Valley. As you drive down the peaceful private lane, you'll feel right at home. Situated on approximately 21 acres, this spacious single-level home features 4 bedrooms and ample space for entertaining. Cozy up by the wood fire heater on chilly winter evenings (guests need to bring or buy firewood). Enjoy fine food and wine with loved ones, indulge in Sunday BBQs, and a tea table setting in the living area for those relaxing and lasting moments. The master bedroom only has air conditioning, and each room includes a heater and ceiling fans.

Respect for Neighbors: Our property is surrounded by families with children. Please respect their peace at all times.
Fines for Non-Compliance: In the event of a complaint or if these rules are violated, fines starting from $2000 may apply.
We appreciate your understanding and cooperation in helping us maintain a harmonious community.
Guest Access:
During your stay, you will enjoy exclusive access to the house providing a home-like experience. The keys will be conveniently placed in a padlock/mailbox, and a check-in guide will be sent to you on the morning of your arrival for your convenience.
CHECK-IN AND CHECK OUT INFORMATION:
Early Check-In: If you desire an early check-in, we will notify you on the morning of your check-in date if it's feasible. Early check-in may be accommodated after 12 noon if the unit is prepared. Please contact our customer service to confirm.
Late Check-Out: Unfortunately, we do not offer late check-out options; the latest check-out time is 10 AM. If you need to depart later than 10 AM, consider booking an additional night and coordinate your request with our customer service.
Please be aware that additional charges may be for early check-in and late check-out requests.
Other Things to Note:
● PARKING: The garage is not for guest use. There’s a driveway for parking.
● CANCELATION: We follow a strict cancellation policy and are unable to modify dates or provide additional refunds for confirmed bookings. We recommend purchasing travel insurance to cover any changes to your plans or personal reasons that may prevent you from using the accommodation.
● Free to Air Channels: Our property does not offer traditional TV channels, but fear not! We've provided you with access to many internet-based programs, like YouTube.
● SMOKING: Smoking, including cigarettes and E-cigarettes, is strictly prohibited inside the property including the balcony/alfresco area. Guest can smoke outside the property as long as cigarette butts are disposed of properly.
● PETS: Small and trained pets only are allowed.
● BAGGAGE STORAGE: We cannot provide baggage storage on the property for security reasons.
● FOOTWEAR: We kindly request that no shoes be worn on the carpet.
● JUMPING: Please refrain from jumping on the bed or sofa.
● NOISE: Enter and leave the home quietly to ensure a comfortable living environment for all residents. Please keep noise to a minimum between 10 PM and 8 AM. Please be reminded that loud noises, music, and other disturbances may negatively impact the experience of neighbors; please note if we receive a complaint, fines will apply from $2000 AUD.
● EXTRA LINENS/EXTRA TOWELS: Additional linens are available upon request for an extra $35 per set. Please notify us in advance before your arrival if you require this service. We implemented a policy of providing one towel per person during the stay, as part of our commitment to environmental conservation. However, if you need extra, it's $10/pc.
● BASIC TOILETRIES AND HOUSEHOLD ESSENTIALS: We provide basic toiletries and household essentials (toilet paper, shampoo, hand soap, dishwashing tablets, and laundry soap) in limited quantities. Once these run out, you will need to purchase additional supplies. Additional charges will apply if you require us to deliver more during your stay.
● KEYS/PADLOCK: We provide one key and fob set per reservation as part of our policy, which aligns with the guidelines set by the authorities and our short-term rental management contract. Also, ensuring the safety and security of all guests is our top priority, and extra sets could jeopardize this commitment. Moreover, handling multiple sets may result in confusion and potential security hazards. Ensure the property key and fob are always with you. Should you misplace your keys, please contact a locksmith and the associated costs starting from AU$500 will be your responsibility. An additional fee for replacement keys and fob will be applicable if their loss is confirmed.
● KEY AND LOCK OUT ASSISTANCE: Please be advised that if you require assistance from our housekeeping staff in situations involving keys (e.g., lockouts or key deliveries), an additional fee will apply and may vary depending on the time and location of the request. This fee starts at a minimum of $150, which covers the costs of staff attendance and service, in the event that a locksmith (our primary option) is not readily available.

● CHECK-OUT: When checking out, please leave the property clean and tidy.
