Unwind and relax at BELLA VISTA! This professionally decorated custom home is in a premiere location of Palmetto Dunes Resort. This home boasts breathtaking lagoon and golf views along one of the widest parts of the 11-mile lagoon system and 13th fairway of the Robert Trent Jones golf course. Bella Vista offers the privacy you long for on vacation, yet still only a short walk or bike ride to the beach and amenities of Palmetto Dunes.

As you approach Bella Vista, a majestic Live Oak tree welcomes you to start enjoying the beautiful natural setting of this property. The 12 foot ceilings and oversized windows draw you into the spectacular view, one of the best views in all of Palmetto Dunes. Watch the beautiful sunrise from 3 bedroom suites or 2 covered terraces!

The first floor has an open concept great room with large eat-in kitchen and dining area, and a comfy sectional with large HDTV. With a dining table for 10, kitchen table for 6, and breakfast bar for 3, there is enough seating for everyone to gather for large family meals. There is also a second sitting/tv room for those that want to break off from the group. The kitchen is well-equipped with everything you could need, even for a seafood boil. The spacious master suite on the first floor has a magnificent view, king Marriott mattress, his and her walk-in closets, a luxurious bathroom with garden tub and walk-in shower, and access to the covered back terrace. The second bedroom downstairs offers a queen Marriott bed with walk-in closet and built-in desk area. Two separate half bathrooms (one off foyer and one off side door) and spacious laundry room completes the first floor.

Just a few steps up is the kids' domain with an ensuite bunkroom. There are 2 twin over full bunks. Bathroom has tub/shower combo. Bunkroom is a great space for the kids to separate from the adults for tv, movies, and gaming.

On the second floor, you'll enter a fun bonus room with large tv, pool table, and arcade game. Open the sliders to enter a great escape in the covered terrace. This bonus room separates the 2 upstairs suites, one king and one with two queens. Each suite has a magnificent view, Marriott beds, large walk-in closet and private bathroom, as well as access to the covered terrace. The upstairs terrace is a great place to enjoy your morning coffee, practice yoga, or relax with an evening cocktail.

From 3 private spacious suites to an amazing kids' room and multiple areas to spread out, Bella Vista offers plenty of room for your next multi-family beach or golf and tennis vacation! And we haven't even started on the outdoor space...

The covered terraces and multi-tier deck overlook a spacious sport pool (35 ft. long) and private dock. Come and find your favorite spot to soak in the lagoon and golf views while you enjoy all the passing wildlife. There are 2 dining tables, loungers, rockers, and a Weber grill for you to enjoy outdoor entertaining. With birdwatching, fishing, boating, and games like pool volleyball and cornhole, there is something for all ages at Bella Vista. Kayak and canoe are also available for guest use.

Fabulous Experience!
We hadn't been to Hilton Head before & this was the perfect spot for us! The house location in Palmetto Dunes was amazing, privacy but also a quick walk or bike ride to anywhere you'd want to go. The setting on the lagoon and the golf course was so nice - we had multiple fishermen with us & they loved the kayaks provided to catch Redfish, Crabs, Drumfish & many others. The house was clean & just as advertised - very well stocked as well from the kitchen to beach gear. We very much enjoyed this spot & plan to return!

Great location
Great vacation property. Here during the Hurricane and the game room kept us entertained. Plus watching the rain. Our son had a heart attack and the life squad was there within 2 minutes of us calling, straight to Hilton Head Hospital and to the cath lab, they were able to do a stent and save his life. So, we cannot say enough about a great/ not great vacation. Only in the pool one day, and most of us saw the beach once. Not typical of our vacations but a blessed one. Cannot say enough about the location, owner or palmetto dunes.

Bella Vista
Bella Vista is all that and more! We had an awesome week enjoying this beautiful home! It was well-equipped, spacious, clean, beautiful view, nicely decorated, comfortable and so many extras. Whenever we went on an outing, our three year old grandson kept saying he wanted to go back to the hotel. This is the perfect vacation home!

We have been coming to Hilton Head for 20 years and this was our favorite house we have stayed in. Great set up for families, the pool was a fun hang out spot, the canoe was a bonus. Pickle ball center and morning round robbbins also were great for different levels of players. Easy bike ride to beach. Great house and spectacular host. We will be back to BellaVista.

We had 13 people in our family group and the place was very spacious. Plenty of pots and pans in the kitchen for cooking for large groups. The pool and outdoor area was amazing and we really enjoyed it. Owner was in constant contact with us about any concerns. I would definitely recommend this home

Family Fun
We have been vacationing in Palmetto Dunes on HHI for 30 years with our growing family. This house was beautiful and wonderful for our crew. We had plenty of space to spread out. It was great to have dinner together at the long table. Everyone loved the pool, fishing and just relaxing in the backyard. We played games in the evening with lots of laughter. The bedrooms and bathrooms were nice and clean. One bedroom did not have bathroom so had to share a bathroom. The upper level had a nice porch for some of the kids to work. We would stay there again. Our kids loved being together since we are now scattered all over the US.

Great Family House
My husband and I spent a week at Bella Vista with our 3 adult kids and 2 grandchildren (2 months and 2 years). The house was perfect! The bedroom/bathroom layout allowed us to spread out and have our own space when needed. The pool was a big hit with everyone, especially the 2 year old. There were plenty of lounge chairs, umbrellas and pool toys and the view from the pool was beautiful. We even saw an alligator off the dock! We cooked many of our meals at the house and found everything we needed in the kitchen; it was very well equipped. The walk to the beach was easy and there were plenty of beach toys, chairs, umbrellas and a wagon in the garage to make it even more enjoyable. Joanna was easy to reach and responded quickly to any questions we had. It was a wonderful week and I would definitely choose Bella Vista again!

This house was amazing! Great communication from the very beginning. She made this process extremely easy. The house was well stocked & clean. What a beautiful setting. It sits on a lagoon with an incredible pool. We used the grill to grill out one night. Lots of space for everyone. A short walk to the beach and close to many good restaurants. Beautiful Hilton Head home.
We have stayed at 12 Full Sweep for our vacation for a couple of years now. The home is really a home! It is beautiful, restful and immaculately clean! Joanna is a wonderful owner—— she is very responsive to questions, is very helpful with suggestions of where to visit, etc. and has a very helpful note book with information about the home, local attractions, and restaurants. It is very obvious that she takes great pride and joy in her home. It is truly a pleasure to deal with her and to be able to stay at this home. We look forward to returning to 12 Full Sweep as it is our number 1 choice for our vacations!

Wonderful house
We stayed at this beautiful house, with our 5 adult children and their spouses. So much room for all , with a lot to keep everyone occupied. The location was phenomenal, with multiple decks and pool, overlooking the canal and course but close to the beach as well. The house was well stocked, clean, welcoming and peaceful. Joanna was great to work with and a wonderful host. We are so happy we had the opportunity to stay here.

Awesome House
We have multi generational family event for Thanksgiving every year. This house by far exceeded all expectations. The house was spotless and better than advertised. Our host Joanna could not have been better, her communication was exceptional. We cannot thank you enough for such a great week. 12 Full Sweep was great for family dinner, golf and pickleball. Everybody had space to lounge together or hide from each other if needed. If you have a big group I highly recommend this property.

Spectacular Home
We’ve been vacationing on HHI for about 12 years and this was, by far, the best house we stayed in. The accommodations were perfect. The house was well-stocked; Even had a canoe and kayak available for use, in addition to beach chairs, and beach towels. Everything was perfect and our friends who have never been to HHI before, were “blown away” by this house! Will definitely rent this house again for a future vacation! The owners were great to deal with!!

This house is great and we would definitely stay there again. Perfect for a large group. Only downside is one of the main bedrooms doesn’t have an attached bathroom but the other three large bedrooms each have their own bathroom. The pool is awesome for playing pool games or just floating. Plenty of floats and toys for the pool. There’s a space for everyone. The kitchen is very large and easy for food prepping. Loved having an ice machine we used it to fill coolers for the beach and drinks all week! The multiple decks were great for getting some shade or watching the sunrise or a summer storm. Beautiful views of the golf course. Easy walk or bike ride to the beach. One thing we were surprised about regarding the neighborhood is that there are zero street lights so be sure to get back to the house before dark if on foot or biking as it’s very difficult to see or cars to see you. We would get lights or the bikes next time. Owners very accessible for any questions!!

This property was perfect for our needs. We had 6 adults and five children, 3 and under, All rooms, including bedrooms and baths, were very roomy. Plenty of space for everyone to find a niche. The property was VERY clean and well supplied. Had so many thoughtful amenities. One party member said they should change the description to.....just bring clothes! Location was great, five minutes to the beach, bike trails close by. It was located on a very quiet street. Would definitely rent this property again.

The property was exactly as described. The location is perfect for a relaxing time. Everything we needed was available. Bike ride to the beach was about 3 minutes. The lagoon was great. Joanna was pleasant in all communication. Was very involved and thoughtful. Hope to stay again!

Beautiful vacation home!
