The location is good and convenient. It's about 4 mins walk to the Kyoto Station. There are restaurants, shops and department store, easy to shopping and dining.

poor service, dirty room, poor conditions
I never experience a hotel with such poor services. The room service didn't empty the trash, and I did not really see what clean work has been down. Also, we stayed 3 nights, but only got the bottled water for the first night, then we asked the bottled water from front desk on 2nd day, front desk ask me to buy water from vending machine

Had a great stay at this lovely hotel close to Kyoto Station! Amenities could be found on the main floor near check in though tea was provided in the room. Bed was comfortable and AC was powerful to cool down after all the walking in the humid weather. It's really close to a couple laundromats (they have their own laundry but we found less waiting in the independent facilities), and while they don't have breakfast in house, there's a fantastic restaurant called Nakau across from the station for really tasty breakfast.

Hotel is aged. Lobby is dingy and bathroom was dirty. Ok for a few days stay. Close to transportation and many restaurant options. I felt safe walking around the area.
