PRIVATE BALCONY: Access the private balcony from the living room; comfortably seats 2-3 adults. Enjoy lovely evening views of downtown city lights. By order of the fire marshal, NO grilling or real candles are allowed. No smoking or vaping is allowed inside or outside the condo.
COMPLIMENTARY ASSIGNED PARKING: One complimentary parking space is included for a small to mid-sized vehicle only. Details (make, model, color & plate details) of the vehicle must be provided no later than 24 hours after check-in. No large or long-bed trucks, oversized vans, motorcycles, tractor-trailers, or U-hauls are allowed. Guests who violate this house rule will be towed by the HOA & will lose the $500 security deposit. In addition, damage(s) to our parking sign will incur repair fees and be deducted from the security deposit. We highly encourage guests to consider Lyft/Uber when going out. Check our digital guide for specials. The designated parking area is non-gated. An onsite security guard is on-site to ensure only vehicles belonging to registered guests are on-site

A Nest camera is also rear-facing outside the condo toward the main street which monitors only the street. There are NO cameras directed to or inside the interior of the home.

You can be anywhere in the city you want to visit within 10 minutes depending on traffic, whether it be shopping in Green Hills, Bellevue, Belle Meade, Sylvan Park, 12 South, Gulch, or Downtown
REQUIRED TO BOOK OUR CONDO
We require a Rental Agreement and the primary guest's ID. The signed Rental Agreement executed by the primary guest and their government ID must be received within 24 hours of booking to prevent cancellation. Cancellation fees apply. The name on the credit card used to book must match the name on the photo ID and the Rental Agreement. No 3rd party bookings. No local guests.

Q: WHAT TIME IS CHECK-IN & CHECK-OUT?
A: Check-in is at 4:00 PM. Check-out is by 11:00 AM. Access codes will be sent at 2:00 PM CST on the day of arrival. This allows you to check yourself in (contactless entry).
Q: CAN WE DO AN EARLY CHECK-IN OR LATE CHECK-OUT?
A: We are unable to offer early check-ins or late check-outs. For security, we do not allow luggage drop-off/storage; however, if you'll be arriving early, we can connect you with entities we work with who provide secure luggage services & exclusive discounts for our guests
Q: WHAT IS YOUR CANCELLATION POLICY?
A: Moderate: 100% refund at least 30 days before arrival, 50% refund at least 14 days before arrival. Cancellation fees may apply.
Q: WHAT IS THE HOST FEE?
A: The host fee is the cleaning fee.
Q: WHAT ABOUT WEATHER-RELATED CANCELLATIONS?
A: In the event Davidson County, TN officials declare a state-of-emergency due to natural disaster or weather issues, the Guest will be refunded in full (less credit card swipe fees charged to Us). We cannot control the weather & do not refund for inclement weather. We recommend guests purchase trip insurance to cover the investment in their trip, which covers weather-related disruptions. After the booking is confirmed, We provide guests with details for optional travel insurance.
