Second Bedroom
• 1 x Queen Bed

Third Bedroom
• 2 x Long Single Beds (can be converted into 1 x King Bed upon request)
• Ideal for children or additional guests, this room can easily be adapted to suit your needs, offering versatility for families.
Additional Sleeping Options
• 2 x Single Foldaway Beds (available for children)
o Guests have the option to place one in the master room and/or the third bedroom, providing extra flexibility for larger families.

House Rules and Terms of Stay:
Please note, Reef is a luxury home located in a quiet, residential area, and by booking this property, you agree to abide by the following terms and conditions:
• Strictly No Parties: To maintain the peaceful environment, parties and large gatherings are not permitted.
• No Functions/Events: This property is not suitable for functions, events, or large gatherings.
• No Schoolies: Reef is not available for schoolies groups.
• Responsible Renter: The responsible renter must be 25 years of age or older. Any guests under the age of 25 must be accompanied by a parent or legal guardian.
• No Loud Noise After 10pm: To ensure a quiet and peaceful atmosphere, please refrain from making loud noise after 10pm.
• No Pets: For the comfort of all guests, no pets are allowed on the property.
• No Smoking or Vaping: Smoking and vaping are strictly prohibited at the property.
• No Charcoal Grills: Charcoal grills are not allowed at the property. (There is a family Webber BBQ on the Deck)
• Tidy Condition: The house must be looked after and left tidy at the end of your stay.
Failure to adhere to these terms and house rules may result in significant fees.
Local Management
This property is managed locally, with the manager residing in Anna Bay. The manager will be available during your stay should you have any questions or need assistance.

Good neighbour policy- quiet residential area noise must be turned down by 10pm
Parking- garage, driveway or on street in front of property (not on grass - sprinkler
system)
Pool- Please ensure the pool gate is always closed. Children must be under adult
supervision when in pool. Child responsibility is solely the parent/guardian's while
staying at or visiting Reef.
Parties, functions, weddings, schoolies, excess guest, poor behaviour, or late noise are
not permitted under any circumstance
No pets or animals
No glass in pool - plastic are provided in the kitchen for this reason
No stilettos on deck/stairs as they will dent the flooring
No smoking in or on the property including pool area or garage - we do have smoke
detectors throughout the property and a fee will be issued if smoking is registered.
No BYO charcoal BBQ or fire pits of any kind
