Rocky Mountain Cottage is a sunny and quaint free-standing weatherboard home designed and built by a local builder. It combines space and cosiness, making it ideal for families and medium-sized groups. Guests love the comfort in both winter and summer, with central heating, a Jetmaster woodfired fireplace, ceiling fans, and a refreshing breeze. The magnificent floor-to-ceiling rock-stacked fireplace hearth is a standout feature, adding to the home's cosy atmosphere.
The bright and spacious open-plan kitchen and dining area flow onto a large wrap-around deck, perfect for entertaining. Guests particularly enjoy relaxing on the deck, which overlooks a wide, private, fenced backyard—an oasis of tranquillity.
Located only 1.5 km from Blackheath village, with its artisan cafes and cool shops, and just a 15-minute drive to Katoomba and the Three Sisters, the cottage serves as a perfect base for exploring the Blue Mountains. Thoughtful touches, such as the provision of firewood in winter, make this well-appointed, comfortable home even more inviting.

FEES
• The base tariff includes 4 people, and extra guests are charged an additional fee per person, per night.

FIREWOOD SEASON
• 1st May - 30th September
• During firewood season, a starter pack of firewood, kindling, firelighters, and matches are provided for your first night.
• More firewood and supplies can be purchased locally from petrol stations.
ELECTRIC CAR CHARGING FEE
• Please advise if you intend to use the house electricity for charging your electric car.
• There is a fee of $20 per charge, which is charged separately.
• Kindly inform us of the number of times you plan to charge your car during your stay.
• There is no dedicated EV port at the property.
• Guests will need to bring their own extension lead and EV-compatible charging cable to connect to the property’s electricity supply.
9PM OUTDOOR NOISE RESTRICTION CURFEW
• Due to the close proximity of neighbours near to the property, there is a strict noise restriction curfew from 9pm - 8am in all outside areas.
• Please ensure you are super quiet when outside during this time.
IN-HOUSE GUESTS ONLY
• Please note that this property is not available to hold lunches and dinners, or any other gatherings for people who are not booked to stay at the property.
• The property is only for use by paid in-house guests that match the number of guests that are on the reservation.
NO PARTY OR NOISE DISRUPTION POLICY
• Please note that this property has a very strict no-party and no-noise disruption policy. Under no circumstances is this a party house or venue.
• The neighbours are in very close proximity as it is a very quiet and peaceful residential area.
• Please note there will be an immediate eviction without a refund if there is a breach of our terms & conditions.
PAYMENT POLICY
• Deposit: A minimum 50% deposit is required to confirm bookings made more than 30 days before the arrival date.
• Balance & Security Bond: The remaining balance and the refundable security bond must be paid 30 days before the arrival date.
• Full Payment: For bookings made within 30 days of the arrival date, full payment and the refundable security bond are required at the time of booking.
• Transaction Fee: A non-refundable 2.9% Stripe transaction fee applies to all payments including the bond.
• Statement: Payments will appear as ACCOMMODATE BLUE MOUNT on your bank statement.
• Agreement: By making payments, you agree to our terms and conditions.
• Bond Refund: Bond refunds are processed 7 business days after check-out and may take 5-10 days to appear in your bank account.
CANCELLATION POLICY
• Standard Cancellations: Cancellations made 31 days or more before arrival incur a non-refundable AU$5.00 channel manager fee. • Cancellations made within 30 days before arrival are non-refundable.
• Date Transfers: Changes to booking dates are not permitted within 30 days of the arrival date.
• Event Cancellations: Accommodated is not responsible for cancellations of events, functions, or activities. Such cancellations will be governed by our standard cancellation policy.
• COVID-19 Lockdown: If travel is prohibited due to a COVID-19 lockdown, bookings can be transferred up to one year in advance with one free date change.
