It’s a very convenient location and right across the street from the Kyoto Train station. The rooms have a very outdated and inconvenient layout for families. The one thing I noticed I am still finding myself unsure of was the pitch for a paid upgrade upon check in. I was asked if I wanted to upgrade from the room I paid for to a room which I’m starting to wonder was already the one I had booked and reserved. I had asked to show photos from the original room and they said they didn’t have it advertised. Thought it was odd but it was already a long travel day so I went with it as the clerk has mentioned the bathroom layout would be better for my wife and kids. Also another odd thing is this hotel out of the three I have stayed at is the only one that charged me the tourist or occupancy tax. Didn’t question one either but I remembered reading about it. But now wondering if the other hotels had already padded it into the booking and this hotel was just finding ways to charge extra fees to the guest.

Best place to stay in Kyoto. It really feels like a five star hotel at a four star price. Staff is extremely helpful and the hotel is a minute walk from Kyoto Station.

The hotel itself is very nice and clean but our room was quite small. It hardly fits two beds. The bathroom sink is in the same space as the beds so it is a little odd. The staff is very friendly and very helpful. The location is very convenient. Tons of restaurants nearby.

The staff are very friendly and approachable especially the front desk staff. The location of the hotel is very good. One thing i want to mention is the housekeeping. It is bad. The 1st time they changed the bedsheet, the side table was not put back nicely. The 2nd time they made the bed, they left a dirty cloth in my luggage. Everytime they made the room, they put my face cream next to the hand soap and made the bottle dirty & soapy.

This is a very nice property. It has a lot of foreign travelers. We met many people in a tour group from Britain where we are from the USA. I really enjoyed the breakfast atmosphere. It’s quite relaxing and they played classical music. The breakfast was excellent, except the omelette was not well cooked. I don’t know if it’s just the recipe because every omelette is cooked the same way with egg still liquidy. My booking has free upgrade when available and even though they did upgrade my room, they were trying to make me pay for the upgrade. Also, the upgraded room didn’t have the normal heated toilet seat with soft-close. So, I’m not sure if they gave us a room with a toilet that isn’t fully functional.

Upgrade to a non smoking room that stank of cold tobacco to a nicer room where my daughter had asthma attack found that behind desk was so filthy lots of dirt accumulated over months or years dirty facemask and other plastics. Hair all over the room which I didn’t see when checked in Also the bathroom really stank of damp and sewage I reported it they ask me to send photos to their email I told them I was going to review and make a complaint and they said sorry we can’t do anything I am not happy this was supposed to be a VIP pack

For the price I was definitely looking for a larger room. With even two suitcases and a crib, you need to get creative and say goodbye to every inch of floor space. Also, it’s pretty dated. But GREAT breakfast and very good staff.
