About the property
Flock Cottage is the perfect base to explore the local countryside whilst holidaying within a privately owned country estate with friends and family. Enjoy spending quality time together in the lavish living space where you can relax and unwind fireside or prepare delicious feasts together in the modern kitchen. Being only an hour's drive from the Cotswolds and close to The Teme Valley this beautiful estate offers stunning lakeside and woodland walks for you and your four-legged friends to enjoy and access to a pre-bookable indoor swimming pool.
The space
This luxurious cottage makes a wonderful holiday home for up to eight guests. On the ground floor, there is a large fully fitted kitchen/dining area finished to an extremely high standard. You will have access to a range of quality fitted units, an island and a dining table with seating for 10 guests, along with all the mod cons you can think of to inspire your culinary endeavours.
Meanwhile, the large lounge area features a cosy wood-burner, two leather sofas and a Smart TV for movie marathons or cosy nights in.
Two of the bedrooms are located on the ground floor. The master with super king size bed, luxury linens, TV and en-suite comprising high quality fittings and a bath with overhead shower. Double patio doors open out to the enclosed garden area.
The second ground floor bedroom is a standard double that has a zip and link bed that can become a twin on request. Directly opposite the bedroom is a a superb shower room.
Venture up the wooden staircase to the first floor where you will find two more standard double rooms, one of which is a zip and link bed that can become a twin. The main bathroom comprises a bath with an overhead shower.
Outside, you will have access to a good-sized enclosed garden which features a hot tub, garden furniture and a BBQ for delicious alfresco feasts (charcoal is not provided). Meanwhile, the shared, on-site swimming pool is also available to book for two hours per day via the app.
Guest access
The property is accessed via a private entrance and a member of the estate staff will be on hand to meet and greet guest on arrival. We request that you call 15 minutes prior to arrival and you will be met at the gates.
Sustainability
The property benefits from solar PV panels and is heated by a biomass central heating system.
We plant a tree for every booking we make to help offset some of the carbon emissions generated by our stays.

Hot tub: As the hot tub is emptied, cleaned and refilled after each booking, we cannot guarantee that your hot tub will be at its optimal operating temperature upon arrival.
Pool: Daily two-hour pool slots are bookable in advance, subject to availability. Information will be sent to you ahead of your arrival.
Deposit: Bookings are subject to a non-refundable deposit of 30% of the booking value plus applicable booking fees with the balance payable 60 days before the date of travel.
Accidental Damage Deposit: To maintain the highest standards in our properties, guests will need to pay a refundable Accidental Damage Deposit of £200 prior to their stay. An advance payment as detailed in the booking summary can be made to waive this requirement.
