↬ The front door does self lock so please make sure you take your keys with you, so you don't lock yourself out. Great idea is to keep a key in the locked box at all times and just use the spare key that's inside to unit.
↬ The cockatoos will come inside if doors are left open and food left out, we suggest not to feed these birds on the balcony.
↬ In North Queensland we have bugs that can fly into the unit please keep food in the fridge or in zip tight bags..

↬The following Code of Conduct governs tenant behaviour and use of the property.
↬The tenant agrees to follow the guidelines below, for themselves and any visitor they allow at the property.
↬TENANTS: A responsible adult (over 21 years of age) must always be on this site when children are present.
Must be (over 21 years of age) to book this property all bookings made under this age limit will be cancled and no refunds will be issued as its a breach of the booking terms and conditions.
↬No unauthorised people permitted to stay overnight. Maximum
4 guests allowed on this property.
↬NOISE AND NUISANCE: The tenants agree not to cause or permit nuisance at the property. This includes excessive noise, disruptive behaviour. Noise should generally cease after 9pm Sunday through to Thursday and 10pm Friday and Saturday, but consideration should always be given to neighbouring properties. The guests agree that the premises will NOT BE USED AS A PARTY HOUSE.
↬PARKING: is available off and on street no reserve parking.
↬GARBAGE/TRASH AND RECYCLING: Guests are to dispose of garbage and recycling accordance with the usual practice, bins have been provided. NO rubbish is to be thrown in the garden and or off the veranda.
↬PREMISES CONDITION AND CLEANLINESS: The tenants agree to leave the premise in a clean and tidy condition upon vacating, with all fittings and chattels in their original condition and position at the beginning of stay. All items provided for use are to remain property of the premises. Tenants are to advise the property manager of any damage or disrepair within 12 hours of this occurring. Any repairs for damage or excessive cleaning that is attributed to the tenants stay will be paid for by the tenants; including but not limited to stains on sheets and towels.
↬KEYS: At the end of the agreed tenancy, tenants agree to lock the premises, close all windows turn lights and air conditioning off and return one key to the lock box Any lost keys will be replaced at the tenant’s expense. Please make sure you lock up each time you leave the property.
↬SMOKING: All tenants agree to abide by the no-smoking rule anywhere inside this property, only allowed to smoke outside with all sliding doors closed.
↬TERMINATION OF ACCOMMODATION: If tenants are found to have contravened any of the above Code of Conduct responsibilities, a verbal warning will be issued. If the contravention is not rectified immediately the accommodation booking will be terminated within 2 hours’ notice of the Property Manager’s discretion. No refunds will be made.
↬The tenants agree to leave the premises in a clean and tidy condition upon vacating. Dishes need to be washed, dried, and put away, rubbish is to be taken out. Extra cleaning fees will apply (min $200.00) if extra cleaning is required.
