The restaurant was not open, the plunge pool was not cleaned and was low on water, there was hardly any water from the shower making it impossible to wash my hair. We stayed 3 nights and originally booked 7. Would not return.

The property itself was fine but the area around the facility was difficult to navigate because the poor condition of roads (poorly or unpaved) potholes, terrible signage. I will not be back.

This hotel was nothing it looked liked on the pictures I booked Expedia should definitely do research before allowing people to book hotels. There were no amenities at this hotel bar restaurant all closed. Roads were very bad it’s in a very dirty neighborhood. As far as breakfast not worth it at all. I saw a roach in my room. Plunge pool, and all the other pools were very dirty looked like it had not been cleaned for days. During check in I was told the guy that takes the Expedia booking was unavailable and would need to wait till he came back or I had to keep calling on WhatsApp to see when he would be back. Worst hotel false advertising all around …

Friendly staff. No hand or face towels at all just two bath towels. Breakfast is brought to you and it’s okay. No pool bar no restaurant. Pools are not clean only the rooftop pool is clean due to no trees hanging over it. Close to authentic Tulum and strip.

Rooms are super cute! Was a little disappointed by the size of the outside “jacuzzi” that didn’t even get hot. The room service was alright but the vibes of the overall hotel were good.

The Waves is a beautiful resort - clean with great amenities and wonderful staff. We especially enjoyed the pool and the spa area... I had one of the best massages of my life! Regarding our room, it was clean and well kept, and we really enjoyed the tub on our balcony. The shower was great too. Our biggest issue was with with the toilet seat that wouldn't stay on. Also more towels would've been appreciated. Wifi throughout the facility was quite spotty for us. Overall, a great stay - 4/5!

Staff is of no help property needs better up keeping and surrounding area for this property is horrible they also need to fix the road coming into the hotel absolutely terrible the restaurants and spa are never open. Disappointing stay
We stayed at The Waves recently and unfortunately had a mixed experience. While the hotel is relatively new (3 years old), it already shows signs of needing significant maintenance. Several issues detracted from our stay: missing amenities in the room (chairs, pool towels, bathmat, hand towels); a lack of cleanliness in the bathroom (dirty sink and faucet); and malfunctioning elevators. The pool area also showed signs of neglect, with broken sun loungers and a hanging, broken light fixture over the pool/balcony of our room. The hotel's location is quite far from the city center, making it inconvenient to walk, and the access road is difficult to navigate by car. Furthermore, services were limited during the off-season. Overall, while the hotel has potential, significant improvements are needed in cleanliness, maintenance, and amenities to justify the price.

I communicated with hotel a day prior and no one told me they were fully booked so I child cancel and find another place. I got there at check in time only to be told room I booked is unavailable and have no rooms . With those features . They downgraded my room and told me they were going to switch my room and and give me meals to compensate . My room was never switched the next day and when asked about meal told me restaurants closed and don’t have that to give . A refund was suggested my one of the workers to reach out through Expedia and when I did so the told Expedia a lie and denied my refund . Horrible service and poor communication . Place is shutting down . I was not even giving paper work to sign nothing ..

Overall, the property and the units are nice. Particularly for the price. The staff take very good care of the property and are friendly. The negatives are that you essentially have to go to the lobby to get any kind of assistance, the toilets clogged very easily, and the property does not provide wash cloths.
