Upon arrival, staff were great at greeting us and quickly gave us the key to our room. We were on the fifth floor - opposite us were building works which did wake us up at 7AM on the Saturday (which was not great). The rooms do join into other rooms; this proved an inconvenience as we could clearly hear conversations in the adjoining room as all that separated us was an internal door. For the price, the minimum I would expect is privacy. Cleaning staff were great at restocking the room but did not change the sheets during our stay. When they changed the towels, they swapped a body towel for a hand towel. Check out was nice and easy with the hotel holding our bags.
To summarise:
Generally good service. Poor experience with the room itself due to not knowing that we would be in a connecting room (lack of privacy). Great location - conveniently close to the station. Expensive for what it is when compared to experiences at other hotels.
I would likely not stay again.
We had a dirty towel, the room needs some attention in bathroom the ventilation in bathroom wasn’t working right have a shower everything soaked condensation, comfy bed tho.

Overpriced, sad rooms, great location
Any other city and this would be £150/night at best. We paid £300 for an overnighter to visit the Witchery and Christmas Markets. Well, you can see the room. The lighting makes absolutely no sense, dark as a graveyard with a full length mirror placed where there’s no chance of actually being able to see yourself / fix makeup etc. The room smelled of mould and when you pulled the curtain back there was damp running down from the fake window. All in all really underwhelmed. Staff were fine, if a bit slow in the bar. Breakfast was decent. It’s right next to Waverley which was main reason for choosing. But in general, avoid.
From the moment we arrived we were overwhelmed by the overpowering aroma of air freshener in every room of the hotel.
The bed was very damp we didn't get no sleep, we tried to complain to the management. They didn't care all they were willing to do was move us to another room, which did not resolve the problem at all. It made my wife and I have throat infections, trouble breathing asthma attack all because of the overwhelming stench of air freshener. We were booked for our three night stay, we ended up only staying one, and we were forced to move to a different Hotel. It categorically ruined our wedding anniversary, and we will never be coming back I would advise anyone else who. suffers with asthma or any other breathing condition to avoid.
The hotel itself is great, clean, well equipped and comfortable. We had a nice view of Arthur’s seat (minus the scaffolding) The staff were lovely upon arrival and check out. However, we had not been informed about the construction going on next door which resulted in relentless drilling (genuinely does not stop) starting at 8am every morning! Aside from this cannot fault the hotel and its staff.
Visiting Edinburgh with friends for Christmas shopping and rugby. A fantastic hotel with a great location. Staff couldn’t be more helpful and the lady at breakfast was an absolute superstar
