This is a really great hotel convenient to sights in Edinburgh. My only concern is with breakfast on the weekends. It was too busy for the number of people at the hotel and they couldn't keep up. Not a deal breaker, but of note if you need to get in and out for timing.
Perfect location for the Edinburgh Tattoo, we would use this hotel again.

The room was reasonable but for the price paid it lacked a window. That was not a problem but it was not clear at the time of booking. One thing that the room lacked was light switches next to the bed. A pleasant stay but over priced.
The room needed to be clean. The toilet wasn’t cleaned properly on first check-in. There was urine stains on the toilet seat, hair in the shower, dust on on the tub stand and right by the bed.
Despite putting the “please clean” sign on the door Sunday, when we came back the room was not cleaned.
Overall everything was great. The rooms are very clean the beds are quite comfortable and modern. The only complaint I really have is the food. They do have a smorgasbord type breakfast and then after that there is a limited menu of bar food. We did not have breakfast However the one night my wife and I decided to have supper at the bar that was the one thing that did not go well at all.
Be aware. Their bar food is terrible. Our experience started off with a couple of beers. We ordered and found out the kid was dry. No problem. I would've assumed they would change out the keg. That was not the case. That's fine, so I order a different beer and we ordered and paid for nachos and a pepperoni pizza that my wife and I were going to split. My bell was rang and I paid for everything to find out a few minutes later after we're sitting down waiting for me that they didn't have any guacamole or salsa or cheese for the nachos. fine. We were offered a second pepperoni pizza in place of our order of one pepperoni pizza nachos.
I said that'll be fine. They walk away again I'll need to come back a few minutes later and tell us they only have one pepperoni pizza . Now it doesn't take a rocket scientist To figure out the reason they only had one pepperoni pizza. It's frozen bloody pizza for 12 pounds. Frozen pizza! All they had left was a barbeque chicken pizza so we ended up getting one pepperoni pizza and one barbeque chicken pizza. Brutal. 2 drinks and 2 frozen pizzas 70 GBP. Not cool.
Absolutely hated our room. It was just too small to be comfortable. The only place to sit was on the bed and the bathroom was so tiny, It was like it was on a boat or RV. The hotel itself was perfectly fine, ended up being expensive for what we got. off-season, On the weekend, no breakfast included was almost 600 pounds. It was a misfire for us.
The staff was so friendly and helpful in helping us find restaurants to eat at and cabs to the train station! They allowed us to store our bags before check in and after check out which was super convenient! The room was large and the bed was very comfortable.
Want a hotel close to many of the sight seeing destinations? This is it! We walked to everywhere! Close to restaurants too! Room was big enough for the 4 of us (all adults). Went with family and we would visit and meet in the “lounge” area. Staff was very welcoming and helpful.
Staff were very friendly and helpful. Breakfast excellent with lots of choices. Bartenders were helpful and friendly. Room was small but had everything we needed. It was the quietest hotel room I have ever stayed in. Beds were so comfortable and the blackening curtains made having a sleep in easy. I would stay here again and would highly recommend your hotel.

Staff not particularly helpful.
Lighting in rooms was bizarre to say the least-no light switch in the bathroom. Had to turn on the bed light or light up the entire room.
Minimal hooks and shelves so no place to place anything.
