Arrived at check in and had to call a number, Took 10 minutes for person to arrive at front desk and check us in.
Hallway lights flickering and smelt like smoke.
A/C noisy and didn’t work properly.
Window didn’t shut and stayed open. Could hear everything during the night (traffic, trams, people) Spoke to management about this concern and he didn’t care.
Construction outside started work at 7am next morning.
Mould in bathroom.
Only positive is location.
Even though we arrived in the allocated time for checkin there was no one at reception. We were provided instructions on accessing the key and how to get to our room. We were locked out of the building after returning from a night out with only the reception number to contact which went straight to voicemail. No response was provided until 9.30am the following morning via text providing the number to access the building. It was shear luck that we managed to access the property through another traveller otherwise we would have had to seek alternative accommodation. I know you get what you pay for but this was terrible and I wouldn’t recommend this place to anyone. I also had my young daughter with me and frankly we were quite scared with the lack of assistance from this property.
Both times i stayed here and booked the same room, the rooms have been completely different. They have both been noisy, loud and unclean. There is also an unbearable AC condenser just outside the window that drones constantly, loud enough that I needed to buy earplugs to sleep. I’ve stayed at a lot of budget motels recently but you can get better in the city for less.
It had a central location, was cheap for Melbourne and turns out there was a reason why. I would not stay here again or recommend it to anyone. The reception desk is open from 9am-5pm. Getting there at 5.30pm meant I had to self checkin, at the same time as another person. It was very uncomfortable.

Disliked: Property conditions & facilities
Arrived early so decided to see if we could drop bags off and check in later - reception was unattended so rang the number listed to call and waited for a return call - we are still waiting for that return call over 3 days later!
When we did check in the guy at reception was efficient and friendly and explained the after hours entrance.
The lift was new looking and working well - unlike the other 2 lifts that were signed as not in use!
The corridor was old and worn out.
The room was smaller than it looked on the photos (family room with queen bed and 2 single beds). There was a funny old smoke smell in the bathroom which appeared to have been cleaned, but in need of an update and a deep clean once in a while.
The window to the room overlooked the worksite of the metro tunnel works, where they do seem to work most of the night and from early in the morning. Which would not have been so bad if the window was able to be closed better and could have stopped some of the noise.
The beds were comfortable enough to sleep on and clean.
Air-co kept the room cool, however was on the noisey side, which as a plus did block out some of the construction noise!!
This hotel is in a great position, close to Flinders Street Station, Federation Square and everything else in the CBD.
So in summary, if you want a hotel in the middle of the city and do not need all the luxuries but just a place to sleep then this may just be it. If you are looking for luxury then this is not your hotel.
Extremely good value for an overnight stay in the centre of the CBD - nearby parking off Flinders Lane was only $20 with 'validation'
I will certainly be staying here again and will recommend it to family and friends.
Hotel is very central to everything in Melb CBD with tram stop right outside. Check in quick and pleasant. Room was very spacious and comfortable. Yes, a little in need of extra cleaning of walls & windows, bathroom grout but l've seen worse in private homes. Linen very good and general surfaces were clean. Bed very comfortable. For price l wouldn't ask for/expect anything more. You pay more for dirt camping spot, where you provide everything and share toilets, so don't know what people are complaining about.

Bit of an old reliable dog this one - scruffy, peeling paint, weary staff, but prices reflect it and spacious clean rooms with old aircon- suited me perfectly! Maybe not if you like a posh hotel!!

Everything was good, but just not good cleaning and ventilation, although it was worth the money.
Disappointing.... our room did not look like the photographs so perhaps we were on a level that was not usually used. Mould in the bathroom cupboard, windows hadn't been cleaned for years. We noticed a horrible smell outside our room door, my husband found rubbish had been stashed in a cupboard near by - surely this should have been something easy noticed by the cleaners. The location was the only positive. Lucky we were only here for a short time but would happily spend a few more $ next time to ensure we were in a nicer environment.

Older property that could use a deep clean but good value and great location
There was lots of mould on the shower ceiling, there was rubbish left on the floor, couldn't close the curtains because they would cover the air conditioner that looked like i was going to full out of the window. Very old, and definitely needs to be updated. Very musty smell from the carpets
Old hotel needs renovations and rooms need service. If you don't mind that, is value for your money. If you are allergic, this area is full of those hideous trees that released heaps of pollen.
It was central to where I was going, which was good. Unfortunately the air-conditioning duct (I think that's what it was) was outside my window seemed to be on for most of the night. There wasn't any cutlery for dinner or for a cup of tea. Overall, I think the place needs a good spruce up, things looked a bit worn down.
