Booked this place because it was the cheapest during the fringe festival (although still relatively expensive for its amenities)
Pros: location

-check in instructions not sent 24 hours before our arrival (i had to call them to follow this up)
-very uncomfortable beds. it feels like you are sleeping on a hard wood
-no point of putting up the sign "make up my room" because no one will clean it.
-they will instruct you to bring out your rubbish outside the property near a refuse (but you can't find this outside the flat)
-very thin walls. You can hear everything from the next room and even across our room
-complementary tea and coffee and milk sachets. However, no one is checking these and one of the milk sachets was opened and leaking (so we ended up not using this)
If you are in Edinburgh and would be doing lots of walking and would need a restful night (meaning comfortable bed and peaceful room) Then avoid this is at all cost. You'll feel knackered for the whole duration of your stay...
The room I rented looks wonderful and would have been perfect for our family. However, I paid for the room shown and got the old "bait and switch" routine. We were supposed to have a sofa and table and chairs, and the room looks extremely roomy.
The room they gave me did have the correct amount of beds requested but were crammed into a tiny little room where we could barely move without tripping over something. The entrance door was rotted at the bottom, the wardrobe door fell off, there was a big squashed insect on the wall just above the toilet. There was no air conditioning. We had to keep windows open and let the insects in. The bathroom door was hard to close. They did offer us another room but it had only one PUBLIC bathroom!!!
This was a classic bait and switch. The room pictured on Hotels.com is nothing like the room they put us in -- which was in the basement, with stained carpet, low ceilings, hanging wires and dirty throughout. We stayed one night of a four night booking because we had no other choice. They refused to refund the other nights.

Clean and comfortable
The room was clean and comfortable, beds were nice. The room was a bit tired and lacking some maintenance (shower was noisy to operate, light in bathroom buzzed, shower leaked, tap wobbled, sealant in bathroom need redoing, kettle was temperamental) asides these niggles we enjoyed our stay, the staff we met were friendly and helpful. It would have been nice to have access to a fridge and microwave.
The place smelled awful. The shower was small and there was no water pressure, Me and my daughters could not wash our hair because we would have never gotten the soap out since the water pressure was nothing. There was no airflow either and the rooms were hot even with the windows open.
This is a very strange property. The entrance to our room was to go downstairs through the basement, and out back and up stairs into a parking lot.
A neighboring room kept tripping our breaker so the power kept cutting.
I called and the staff was not on site.
She refused to hear me even when I showed her that it was only OUR rooms that were dying. She kept saying there were works in the area. This was NOT true - I called the power company - and again, ALL other lights in the entire area were on, even the rest of the weird hotel.
Finally someone came to flip the breaker, but 5 times it went back off and I had to call again.
The room had a disgusting cheese smell and they had no fans that could have allowed us to bring fresh air in.
I would never recommend this place.
Very poor experience. Was not clean, didn’t change towels, one night was the electricity out and no backup the next day fire alarm went off at 6 am and there was nobody till around an hour to fix the situation. The beds were bad as well.
The room was on the second floor, and there was no lift in the building. The shower head couldn’t be fixed, which made showering very difficult. The iron in the room was broken and leaked water. Additionally, the window was old and not properly sealed. Overall, considering the price we paid, the room was overpriced and not worth the cost.
Convenient location near bus lines to city center or beach. Comfortable rooms, extra tea and towels available at all times. Friendly neighborhood cats and lots of puppies being walked in the park across the street. Clean room.
Pros: Price was great. Our room slept 5 and was quite large for a UK hotel. Area was mostly quiet and felt safe. Blackout curtains were great. Walkable distance to a Tesco, Papa John’s and so many other restaurants (check out Lioness of Leith!). Shower was great (water pressure excellent and plenty of hot water). Easy drive to Old Town attractions.
Cons: other than the shower, the bathroom could use some updates - the whole basement level of the hotel looks like it’s maybe in the process of a remodel? Our room was next to the stairs and I could hear them squeaking throughout the night as people came and went. Car park had limited space, but parking out front was free.
Overall it wasn’t anything fancy, but it met our family’s needs, was quiet and felt safe. If you’re on a budget, this is an excellent option.
Given that there is free parking on the premises one can walk from the property about 40-45 min to Royal Mile and maybe 50 to 60 min to the castle. The walk is through a nice neighborhood and can be considered part of visiting the city. The room I had did not have much furniture but had everything we needed for comfortable overnight stay. It was a clean, modest room for a reasonable price compared to other offerings in the city, perfect to crash in the night.
Great location and very reasonably priced. Easy check in and out. Clean rooms and plenty of tea and coffee. Had all the necessary items such as iron, hairdryer etc
The place was well located, tidy and easy to check in. Tea, coffee and milk provided with daily cleaning if required. Unfortunately, I found the other guests to be quite noisy. Found it hard to sleep due to the noise of doors closing and loud conversations.
