A relaxing beach motif welcomes guests and offers an ocean view from the front patio, just 1/2 block from the desired 29th Street beach and boardwalk. We've comfortably furnished and stocked our downstairs unit for wonderful year-round family getaways. Here's what you'll find:

LIVING ROOM:
- Leather sofa and love seat
- Streaming TV

- Sliding glass door to front patio

KITCHEN/DINING:
- Fully stocked with dishes, utensils, cookware, bakeware
- Large and small appliances
- Dining table w/ seating for 6
- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

BEDROOM #1:
- King bed
- Streaming TV
- Ceiling fan

BEDROOM #2:

EXTRA SLEEPING ARRANGEMENTS:
2 twin trifold floor mats with pillows and linens are provided (and are best suited for children). Guests may rent twin rollaway beds (subject to availability), with extra linens, from the management. Please make arrangements for payment and delivery in advance of your arrival.

LINENS:
All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed.

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING. IN ADDITION, THERE IS NO CENTRAL HEATING: SPACE HEATERS PER ROOM HAVE BEEN PROVIDED.

PARKING:
- 1 space provided in shared double garage, accommodates most vehicles (some SUV's).  
- Garage Measurements: 189" W x 81" H
- Available general neighborhood parking can also be utilized (metered, unmetered and payment kiosks - read all signs). 

LAUNDRY:
Shared free facilities are located in the garage. Guests must provide their own supplies.

ALSO:
The upper 3 bedroom/2 bath unit can be rented simultaneously, when available, to accommodate larger family or business groups on the entire property. See separate listing or contact our office for more information.

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers, twin rollaway beds, and much more! Contact us for more information.

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach. 

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Fine place to stay near beach

Overall good place to stay. It was clean and kitchen was stocked with cookware. I gave 4 stars due to a damp feel and slight musty smell. The towels were Very Thin and utensils (forks) were sparse I think only 5. In addition the furniture could use an update a bit worn beds were comfortable. Overall the place was clean and suited our needs.

Trip to California for a wedding

I’ve visited Newport Beach for a family friend’s wedding. Location is so close to the beach and shopping. Place was very clean and stocked with everything we needed. Garage is tight but with a small suv or car you will be just fine.

Good it cold

Even though the listing said there was no central heating I did not expect to be cold all the time indoors. Heaters worked to a degree , but most uncomfortable. Also would have appreciated more cooking pots with covers that fit. Otherwise great location and good clean place.

A great beach getaway!

Great location to 29th street beach

Place is as pictured. It's not fancy, but it's clean and convenient. It has a garage to park car - we parked our SUV and it fit. It's very nice to be able to walk to the beach, Sanchos and Jack's Surf shop. Easy to walk to Lido shops too. The furniture in bedrooms is a bit dated and I would probably bring some nice blankets to lounge on the couch with. I would recommend this place for the price value.

Great place!

The location truly cant be beat. 30 second walk to the sand. Clean place, nicely accomodated. The only thing keeping it from 5 stars is it truly needs a 2nd bathroom. I knew there was only 1 going in but I forgot much a 2nd one is needed. Thats the only thing keeping this from being top notch.

Amazing time by the beach

This is a fantastic vacation spot. The house is in good condition and it has everything you could need. It is exactly as described in the listing. Only a few things that could have made it better. There was a broke table that had a sharp edge on it from where it seperated from itself. Had to be careful of that. And the batteries on the remotes were dead and need to be replaced. Had a fantastic time the whole time!

Needs fresh paint. Good location

No central heat or air conditioning was a surprise. Used portable heaters which worked but not ideal. Bathroom is moldy and a fresh paint job would do wonders.

Perfect beach location

The location of this property was ideal. Steps to the beach and very close to lots of restaurants and shops. We had a garage space and plenty of room for the 3 of us. The property managers were great and fast at communicating. The only issue I had was that the walls were paper thin and I heard every step the upstairs guests took, as well as very loud noise on some plastic roofing outside our window when it rained. Made it a little hard to sleep at times but other than that it was great.

A Respite From the Beach Bustle

Steps from the beach and the main pier shops and restaurants, we used this unit as our home base for a relaxing weekend. Comfy beds, clean accommodations, love having the garage spot, and the Roku setup was nice too. A perfect location in Balboa peninsula which we hope to visit again.
